The City of Orono is required to notify you within fifteen (15) business days as to the status of your application for Average Lakeshore Setback Variance; Hardcover; Lot Area; Lot Width for property located at 2967 CASCO POINT RD.: I strongly recommend to update your site plan to a survey. A survey will be required for the building permit process. If there are any changes or updated between the variance approval and building permit revew within the Average Lakeshore Setback or Hardcover, it will create a challenging permitting process. Below is a list of items the City of Orono is requesting to complete our review The site plan needs to include the dimensions of the home and label the setbacks. The Average Lakeshore setback is shown incorrectly. Please show this setback between two abutting neighbors. This setback is very important since this is the variance request you are asking for. The site plan does not match the house footprint. Please clarify to include all bump outs and cantilevers. |Please identify any new proposed retaining walls and exiting retaining walls to remain and wall heights. The site plan does not identify any window wells where the building plans do. Please clarify. Building Height. We measure height as defined in our code from highest existing grading abutting the new building to the midpoint from the highest gable. The home per your plans is 29 feet from first floor to midpoint of roof. Your plan also identifies the new first floor will be raised almost 2 feet. This suggests your building height will exceed the 30 foot max. Please address. The hardcover calculations identify a deck with the new proposed home and you deduct 100sq.ft of previous space. No deck is shown on the site plan or building plans. Please clarify where the 100 sq.ft decking is located or amend the hardcover. Will there be a separate landscape plan? Is any landscaping hardcover accounted for with your calculations? The building plans suggest multiple patios. Please identify the sidewalk from the driveway to the front door. All hardcover should be consistent between the site plan and the calculations worksheet. Are there any lakeshore improvements with this project? Proposed Grading: Will there be any hauling of material to or from the site? Do you have cut and fill calculations for the development of the property? Application #LA19-000048 is incomplete. If you wish to proceed with your application please submit the items requested above by NOON on 07/03/2019 in order to remain on the July 15, 2019 Planning Commission agenda.
