GENERAL NOTES:
1.All questions and clarifications must be directed to the General Contractor.
2.These drawings represent the design intent. Although these drawings have been drawn to
scale, it is the General Contractor and Sub-Contractors responsibility to field verify any and all
conditions that might affect their work and areas of construction.
3.All construction is to fully comply with all local codes, laws and city ordinances. The General
Contractor is responsible to comply with such codes, laws, city ordinances and lawful orders of
public officials.
4.The General Contractor and Sub-Contractors responsibility for verifying all related conditions
and dimensions prior to the purchase and installation of any and all materials.
6. All materials are to be installed in accordance with the manufactures instructions. Any deviance
must be approved by the homeowner.
7. All mechanical, electrical and plumbing work and requirements are the responsibility of the
respective sub-contractor(s).
8.The homeowner will provide basic home owners insurance to cover loss from building material
theft, fire and wind storm damage. The General Contractor and Sub-Contractors will provide
Workers Compensation and Liability Insurance per the laws of the state of Minnesota.
9.The General Contractor will secure and pay for the general building permit. Each sub-contractor
shall secure and pay for all other permits, fees, inspections necessary for the completion of their
work.
10.If a change of work is desired by the homeowner, the General Contractor will be provided written
notification in the form of drawings or otherwise, of the change. The General Contractor shall
submit in writing a firm proposal for any changes in cost and time resulting from the change.
The agreement to proceed with the change in work is to be signed by both parties prior to
commencement of the change.
11.All materials used in the construction are to be new, delivered to the job site in their original,
unopened containers or wrapping with labels intact.
12.Each sub-contractor is responsible for helping to keep the construction site reasonably free of
debris during construction. All related debris shall be picked up and removed prior to completion
of such related work.

Please call 952-249-6000 to schedule
all inspections. Have permit number
and address when calling.
Homeowner should check with septic professional to
ensure project does not affect the absorption area.
Please plan accordingly. The City
will not issue a Temporary Certificate
of Occupancy (Temp CO) for new
homes during the growing season
from May 1st to November 1st.
Issuance of a Certificate of
Occupancy requires all permits
associated with the project to be
finaled and an as-built survey
approved by the City. If vegetation is
not fully established at the time of
CO issuance, the erosion control
escrow will continue to be held.

ISSUED FOR CONSTRUCTION
SCOPE OF WORK:
Structural engineering design and detailing for the lateral brace wall requirements, beams, headers, footings, and
foundation walls at a proposed single-family lake home. Design is in accordance with the 2020 Minnesota State
Building Code and the amended 2018 International Residential Code. The scope is limited to the new specific
structural items noted. Means and methods of construction, as well as all non-structural items, are to be by
others as required per the Code and standard industry practice. Refer to the architectural drawings for more
information.
LOADING:
Floor:40 psf live and 20 psf dead
Roof:35 psf snow and 15 psf dead
Deck:10 psf dead plus worst case of 40 psf live or 50 psf ground snow
Wind:115 mph ultimate (90 mph allowable) - Exposure Category C
Soil:Assumed clay with 60 psf/ft effective active lateral pressure (85 psf/ft at rest)
MATERIALS:
Concrete:5000 psi minimum compressive strength at 28 days for footings
4000 psi minimum compressive strength at 28 days for walls and slabs
Grout:3000 psi minimum compressive strength at 28 days
Rebar:Grade 60 (Fy = 60 ksi)
Wood/Timber:SPF #2 grade or better for headers, sill plates, king, and bearing studs
SPF stud grade or better for all other wood
Steel:Fy = 50 ksi
LVL:E = 2.0 ksi and Fb = 2600 psi or better
Soil:Assumed clay with 1500 psf allowable soil bearing capacity
NOTES:
1.The details and plans contained in these drawings are illustrative only and all dimensions are approximate.
The contractor is to verify all conditions and dimensions noted and is to contact the engineer prior to
performing the affected work should any significant discrepancies be found.
2.The lateral brace wall review was performed in accordance with IRC section R602.10 as applicable. The
lower level does not require bracing due to the grade and shape of the structure.
3.Follow all manufacturer recommendations for hardware and materials.
4.All wood in contact with masonry or concrete or in an exterior environment is to be treated or otherwise
separated.
5.Unless otherwise noted, the exterior faces of all exterior walls are to be sheathed continuously with 7/16"
minimum thick OSB or plywood nailed with 8d (0.131" diameter x 2.5") nails at 6" on center at all panel
edges and at 12" on center in the field.
6.Unless noted otherwise, the opposite face of all shear wall panels is to be sheathed with 1/2" sheetrock
with standard fastening.
7.Exterior wall sheathing is to extend to the roof line at gables.
8.Unless noted otherwise, all horizontal sheathing edges at all panel locations minimum are to be fastened to
2x full width horizontal blocking.
9.The roof is to be sheathed with 7/16" minimum thick OSB or plywood nailed with 8d (0.131" diameter x
2.5") nails at 6" on center at all panel edges and at 12" on center intermediate.
10.The floors are to be sheathed with 3/4" minimum thick OSB or plywood nailed with 8d (0.131" diameter x
3") nails at 6" on center at all panel edges and at 12" on center intermediate.
11.Provide all general nailing and/or alternative screw/staple options as required per IRC tables R602.3(1),
R602.3(2), and R702.3.5.
12.Staples (minimum of 16 GA x 1.5" long) may be used in the exterior plywood/OSB roof and wall sheathing
at half the spacing noted.
13.Block the roof truss heels and floor spaces at all shear wall panels per IRC figures R602.10.8(1) and (2)
and R602.10.8.2(1), (2), and (3).
14.Lap all rebar at least 60 bars diameters when required.
15.Bend or hook all horizontal rebar at least 30" around all corners and each way at intersections.
16.Place the center of anchor bolts for walkout walls at least 2" from the edge of both the sill plate and
foundation wall. These bolts are to be 0.5" diameter spaced at 72" on center maximum with standard
washers and 7" embed.
17.Place the center of anchor bolts for full height walls (9' clear height) at least 2.5" from the edge of both the
sill plate and foundation wall with at least 1" to from bolt edge to inside of face shell at masonry. The
anchor bolts at these walls are to be spaced at 36" on center maximum for concrete and 32" on center for
masonry. The bolts are to be 0.5" diameter with 0.125" thick x 2" round or square countersunk washers
and 7" embed.
18.Concrete full height walls are to be reinforced with (2)#4 continuous horizontal bars. Vertical reinforcing is
not required.
19.The full height masonry walls require #6 vertical bars at 24" on center placed 3" from the inside face.
20.The strip footings for masonry walls require (2)#5 continuous horizontal bars.
21.Provide at least two anchor bolts per section of sill plate with one within 12" of each end.
22.Attach the floor trusses to the full height wall sill plate with a Simpson or equal A35 clip on each side.
23.Dowel the foundation walls to the strip footings with #4 x 2'-0" long bars at 72" on center with 5" minimum
embed.
24.Provide standard non-bearing wall floor blocking at the top of the foundation wall at 24" on center
connected to the sill with face mount hangers capable of at least 1100 lb.
25.Grout all top courses and the first course below the slab ledge solid for CMU walls.
26.Fasten the bottom flange of steel beams to their bearing with a 0.5" diameter lag screw with 3" embed on
each side of the web.
27.Block the web solid for face mount joist attachment with 0.5" diameter thru bolts at 24" on center
staggered.
28.Provide wood 2x top and bottom plates as needed on steel beams with 0.5" diameter bolts at 48" on center
staggered.
29.Block or brace all beams at their ends and along their lengths against movement and rotation.
30.Unless otherwise noted, fasten all beam lams together from each side with two rows of 0.131" diameter x
3" long nails at 12" on center staggered. Use three rows at beams 14" or deeper.
