Unfortunately, there are issues with the information submitted. The survey provided is not signed by the surveyor. We require a certified site plan signed by a licensed professional; not a modified version of the survey. The survey should show proposed grading as well. As submitted it is still difficult to read and discern existing and proposed. Please have the surveyor update the survey to show the proposed improvements. If you wish to provide a certified site plan in lieu of an updated site plan provided by the surveyor please see the attached site plan requirements. The plan and elevation views of the construction plans should clearly identify the additions/changes. At present the plans and survey are inconsistent. Some of the pages appear to reflect an addition filling in the south west corner where an unroofed deck exists currently with new house footprint – first and second floor. Some sheets do not reflect this. The plans and survey need to correspond with each other and all of the improvements will be reviewed as shown on the plan(s). You note that the new driveway does not meet the 5-foot setback and will be adjusted. However, this will be reviewed as a variance unless the plans are corrected. Additional variances were not published on the legal notice. My review of the submitted information has determined the application remains incomplete. Note, I have not thoroughly analyzed the information rather it is incomplete based on the noted issues. An updated certificate of survey and/or certified site plan and coordinating building plan are still needed. Due to the timing, your application will be pushed to the August 15th planning commission meeting, as long as the requested materials are provided by the August deadline of July 20th. If you have questions please reach out. It may be beneficial for you and I to meet to discuss the requirements before you resubmit. Survey showing lakeside deck improvements, and highlighting existing vs proposed. 2. Updated plans that are printed to scale (to fit 18x24). We added several sheets to the new main floor sheet that shows existing vs proposed is done without a title block so it fits to scale and shows the full deck footprint etc. 3. I also uploaded the signed Surveyors calcs for Existing vs Proposed, and I updated the separate worksheet that allows them to be more easily compared. A couple notes: a. I had the area of proposed driveway within the 5’ setback highlighted with cross hatch on survey – we will remove this section(appx 88sqft). b. The surveyor calculated the driveway hardcover to include the area within the Right if way – from property line to the blacktop. I left this area IN the worksheet, although per our discussion it should probably be deducted. The portion of driveway between lot line and blacktop is appx 12’ 4” x 12’ – appx 151 sqft. c. We plan to remove all of the existing flagstone path per our discussion it is not required, and will not do the proposed flagstone around new garage to connect to it. d. We plan to remove all of the wood landscape borders – they are old railroad ties, and in poor shape. They are only a border, not walls – and we plan to simply remove and blend the grading. e. We plan to remove all of the “Rock on Plastic” landscaping and replace it with fabric – no plastic. A couple other quick notes/reminders: 1. Garage: We did extend the garage along the same plane as the existing house on the West side. The existing house corner is appx 6.9 feet setback (7.5’ current minimum). This puts the proposed garage at the front corner appx 6.2 feet setback. As we discussed we can move this garage corner to meet the 6.9’ (or 7.5’) setback if it is an issue. The reasoning for not doing so is it does not significantly impact neighbor (plus they have expressed desire to do a similar project – an attached garage – on their property), and it helps slightly improve access to the front door -which is necessarily behind the garage on the East side. 2. Deck: The proposed deck works to keep the westerly portion largely at grade. It would not have a material impact on neighbors views regardless, especially considering the significantly larger than average lakeshore setbacks, but we still made an effort to keep this significant portion of the deck inobtrusive to the neighboring property. The Easterly portion of the deck is appx 42” above grade at deck height, but is largely shielded from view of Easterly property by that property’s greater lakeshore setback. Additionally this portion of the deck served to help protect the walkup door from the lower level. Please take a look and let me know any other thoughts/input. I wanted to reach out to you as currently the application is incomplete. The following is missing or needs clarification in order for the application to be considered to be complete and for our review to continue: 1. Proposed Survey. Please provide the survey showing the all of the proposed conditions. The submitted survey was not updated by the surveyor to show the lakeside deck improvements. The survey should be updated by the surveyor to show the proposed conditions. 2. Proposed Plans. Please provide the proposed construction plans to-scale and the plans should be updated to clearly differentiate between the existing and proposed. 3. Hardcover. The existing and proposed hardcover calculation worksheets should be completed by the surveyor. Once the surveyor updates the survey to reflect all of the improvements, the hardcover worksheets should be prepared by the surveyor. Your application is currently incomplete. Please upload the requested information to your application by or before Tuesday, July 5th in order to remain on the July 18th planning commission agenda. Let me know if you have any questions.
