Approved plans must be on site
for the duration of the project.
Plans must be available to
inspector.
Please call 952-249-6000 to schedule
all inspections. Have permit number
and address when calling.
Separate Permits Required
Plumbing
Mechanical
Electrical
Sewer & Water
Please plan accordingly. The City
will not issue a Temporary Certificate
of Occupancy (Temp CO) for new
homes during the growing season
from May 1st to November 1st.
Issuance of a Certificate of
Occupancy requires all permits
associated with the project to be
finaled and an as-built survey
approved by the City. If vegetation is
not fully established at the time of
CO issuance, the erosion control
escrow will continue to be held.

Subject: RE: Single Reviewer Plan Review, 700 North Arm Dr, Additional Information Requested
I have reviewed the items listed below in the email from Nicole Post, Building OAicial and would like to comment
on a couple of the structural items.
The 2” sill plate overhanging the foundation wall – I have reviewed the loads to the exterior walls and looked at the
details for the overhanging sill plates.
There are typically 2-2x8 sill plates on top of the concrete foundation walls supporting the floor trusses.
At the lookout walls there is one 2x8 plate plus a 2x6 bottom wall plate.
These plates are bolted to the concrete foundation with 1/2" diameter anchor bolts, as noted on the details.
The 2” overhang for the plates is fine. I recommend that at all of the walls the sill plates are bolted to the concrete
with 1/2" diameter anchor bolts spaced at 4’-0” o.c.
For the bearing of the girder truss over the garage; the load at each end is 17,800 lbs. I do not recommend that the
sill plate be removed to bear directly on the concrete. I prefer to use large enough posts to spread the load out on
the wall bottom plate to preventing crushing in the sill plate. I recommend that 6 – 2x6 studs be installed below
each end of the four ply girder truss. The studs can be oAset from the centerline of the girder, but not more that 2”.
The compression perpendicular to the grain in the foundation plate will be 359 psi, which is within the allowable
stress for a plate.
Let me know if you have any questions.
