Based on a review of the records maintained by the Hennepin County Recorder, Lot 12, Block 1, Townsite of
Langdon Park has historically been conveyed as a single parcel and has never been legally divided.
A Hennepin County Property Description Technician confirmed that the existence of two Property Identification
Numbers (PIDs)—17-117-23-41-0008 in Orono and 16-117-23-32-0060 in Minnetonka Beach—is solely an
administrative function of the property's location within two separate school districts. The assignment of
separate PIDs does not reflect the creation of separate legal parcels.
Accordingly, the portion of Lot 12 located within Orono is not a separate lot of record, cannot be independently
conveyed, and does not constitute a distinct legal parcel. The property remains a single lot of record: Lot 12,
Block 1, Townsite of Langdon Park.
