Henry Iluhich, Building & Zoning Administrator, FINAL SUBDIVISION stated that the property of Thomas Giere, 350 North 350 North Arm Lane Arm Lane, is located in an LR-lA residential zone with minimum lot requirements of two acres and 200 ft. width. This total parcel consists of 9.6 acres and is 352 ft. wide at the road. Mr. Giere is requesting approval to subdivide this parcel into two lots of approximately 176 ft. wide. Both parcels, however, would meet the minimum area. Parcel A consists of 5.4 acres with 0.4 acre of wetlands and the area of Parcel B is 4.1 acre. A public hearing should be scheduled. Planning Commission - March 1, 1976 The Planning Commission scheduled a public hearing for April 5, 1976 at 8:00 P.M. Richards - 3243 Casco Circle Variance - Lot Area &Width - Addition to Von -Conforming Residence Lot requirements in this district are one acre area and 100 ft. lot width. The Richard's are requesting two variances to expand their existing dwelling. This lot has an area of approximately 16,000 sq. ft. and is 60 ft. wide. Therefore, the following variances would he necessary: (1) 5,780 sq. ft. in area, and (2) 40' in width. The existing dwelling meets all setback requirements. [he existing garage, however, does not meet the street setback requirement. Since the area is sewered and the proposed addition would not encroach on the required setbacks, I would recommend approval. Henry 11uhich, Building & Zoning Administrator, VARIANCE stated that Walter Massengale, 2711 Kelly Avenue, 2711 Kelly Avenue is requesting the following variances for this Property: Lot Area Lot I-lidth eq�uiree - 43,560 sq. ft to 1501 Subject Lot - 25,000 sq. ft. Depends on location. Variance - 18,560 sq. ft. None if located at widest point. All setback requirements will be met. If you will note on the enclosed plat map section, you will find that all surrounding properties are already occupied by dwellings. All the lots in the area are of very similar size. There is absolutely no way the dimensions can be increased and the property is sewered. I would, therefore, recommend approval of the variance. Richards, 3245 Casco Circle, is 3245 Casco Circle requesting two variances to expand their existing dwelling. Lot requirements in this district are one acre area and 100 ft. lot width. This lot has an area of approximately 16,000 sct. ft. and is 60 ft. wide. Therefore, the followings variances would be necessary: 1) 5,7bO sq. ft. in area, and 2) 40' in width. Henry I4uhich, Building & Zoning Administrator, stated that Larry Shaw, 1940 Concordia Street, is requesting a side yard setback variance for a garage. This lot is located directly across the rear lot line from the Travis Smith property. The existing garage has been found to be encrcaching the side lot line. The existing setback varies from 8.4' to 9.31. Mr. Shaw is, therefore, requesting a maximum variance of 1.61. The neighbor, Travis Smith, is requesting a variance somewhat similar in nature in that the location of the existing dwelling is also encroaching the rear lot line.
