Kluth (hereinafter the "applicant") is the owner of the <br />property located at 2801 Fox Street within the City of Orono (hereinafter "City") and legally <br />described as follows: <br />Lot 1, Block 3, Farview, Hennepin County, Minnesota (hereinafter "property"); <br />and <br />WHEREAS, the applicant has made application to the City of Orono to permit <br />a "Plumbing in Accessory Structure • Conditional Use Permit" to allow a toilet and sink to be <br />installed into an accessory structure. <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br />Minnesota: <br />1. <br />2. <br />3. <br />4. <br />FINDINGS <br />This application was reviewed as Zoning File #2389. <br />The property is located in the LR-IA Zoning District. <br />The property is approximately 2.71 acres in area. <br />The Orono Planning Commission reviewed this application on September 21, <br />1998, and recommended approval of a conditional use permit for plumbing in <br />an accessory structure to allow for a toilet and sink based on the following <br />findings: <br />a.The proposed use of the accessory structure with plunbing will not be <br />detrimental to the residential character of the neighborhood. <br />Page 1 of S <br />A" <br />J*?' <br />J
