WHEREAS, the City Council of the City of Orono l;as adopted subdivision
regulations for the orderly, ec�nomic and safe development et land wixhin the Cit��; and

following conditions:
1. Upon application for building permits for Lots 1 and 2, the fi.ti.ture ov��ners or t�ieir
repr�sentatives sliall pt-o��ide detailed arading, drainage and erosion cont�oi plans
for const,_,�ction of drive�va��s to serve new buildinQ sites. The Oroao City
�'n,�ineer must approve tl�� gradinb plans for the tv:lo drive�y�a}-s beiore r�uil�ir.��
perniits can be issue��.
2. An access pern�it must ce an�roved by the Oruno Pubtic Worl�:s T�irector if access
to Lot i s;�ali ee achie��ed ��ia �1cCulley Road. The Hennepin County
Departrr�e�t of Transportation pe.rmit is required if access is to be achieved via
Bayside P.oad (Gounty Road No. 84�. These permits m�st be appro��ed before
buildin� permits can be i�sued.
3. I;uture access ta the I:uce Line for Lot 1 has been approved as a traii const:ucted
on existinb grade to be covered with wood chips. An}� future changes in this
approved plan must be revie��ved by the Cit}�.
4. 'i'he aforesai�l plat sh�:l I,� :iled b�� the C!ty of Urc.�no with citi�e, the :ier��:e�i�
C:owity Recorder's U�fice or the Re�istrar of Title's C�ffice on or b�iore .fun: 12,
1995 together with a certified ori�inal copy of this resolution.
The approval granted by this resolution s�all expire if the plat has not bPen f;�ed bv the
date specifiecl above. In thzt event i.t will be necessary to file a new application v��ith the City
