Variance - Lot ,area, 11 idth, `setback
Mr. Peterson is requesting variances for construction of two additions to the
existing; residence. The lot measures 50' x 1411, 7,050 sq. ft. or .16 acres.
The existing; 740 sq. ft. house meets all setback requirements except on the
north side where it is 2.1 ft. from the property line. Tlie homes on either
side meet the 10 ft. side setbacks required.
Tlie proposed construction includes one 24' x 26', 624 sq. ft., addition to the
rear and one 14' x 221, 309 sq. ft. garage aMition to the front. This would
add 932 sq. ft. to the existinp. 740 sq. ft., increasing the hardcover from 19%
to 230 of the lot area. Roth additions continue the existing line of the build-
i ne which extends 7.9 ft. into the side va rd . The g;arape extends 2.3 ft. into
the front yard setlhack. '11iis would not correct tlx existing situation, but
would only resrilt in snlittinn tin the oven mace available.
Variances requested: lot area 14,730 sq. ft., lot width 50 ft., side yard set-
back 7.9 ft., front setback 2.3 ft.

W. Larson was present. Fie is requesting approval to build
a new garage with the proposed location to be 6' from the
side lot line and 6' from the street line. A previous
variance request was granted in 197S to build a house on
this property. Variances were approved subject to several
conditions, one being that no other variances be necessary.
There was some discussion over the meaning of this stipula-
tion. Some members felt this was meant to include the
garage, while other members felt this pertained to the
house only. W. Larson who purchased the house from Paul
Scherber stated he coulA not use the present garage in the
winter time. The proposed location extends over a vertical
drop. Mr. Larson's plans are to build up a concrete wall
on a footing from the lower elevation up to the higher
grade at road level. Lower level would be used for storage.
After some discussion, Guthrie moved, Pesek seconded, to
recommend approval because of the topography of the land,
it is consistent with the neighbors and location would
preserve large maple tree on property. Motion - Ayes (5),
Nays (2) - Van Nest and Hosfield.
W. Peterson was , isent. The Zoning Administrator
informed the Comn:_;ion that the applicant is requesting
variances for an addition to the rear of the existing
residence and a garage addition to the front. No other
land is available and proposed additions would be a great
improvement to the existing house. Several pictures of
the property were presented to the Came. s s ion . Chairwoman
Dunlap was concerned about the large tree on the property.
W. Peterson assured her that there was approximately 15-20'
between the tree and the addition. Bot:i additions would
continue the existing line of the bi.ilding. Pesek moved,
Hosfield seconded, to recommend approval of the necessary
variances because house is consistent with neighborhood
and would upgrade to houses already there, lot is narrow,
and no other land is available. Motion - Ayes (7), Nays (0).
Mr. Solie was present. Hank Mlhich informed the Commission
that the applicant has done some grading and filling on his
property without approval. Mr. Muhich further explained
that this was first brought to the attention of Staff on
August 8, 1976, when a complaint was received concerning
work in progress on this property. Investigation revealed
a major excavation done with earth filled near to the shore
and siltation of the water evident. A stop work order was
posted and a tag was issued. Mr. Solie was advised to make
a perwit application and to seek approval from the other
agencies.

stated that the Planning Commission at their
November 1, 1976 rneeting approved the lot area
and width setback variance for Bruce Peterson,
2446 Carman Street. Approval was based on the
fact that there is no additional land available
and proposed addition would follow existing house
extremities and not encroach the existing setbacks.

Peterson, 2446 Carman Street, per the Planning

Henry 11uhich, Building & Zoning Administrator,
st-ted that David J. Kruskopf, 1200 Wildhurst
Trail, is requesting a lot area and width
variance.
This property is located in a 1.R-1B residential
zone. 11r. Kruskopf is requesting a variance from
lot area and width requirements of one acre (43,560
sq. ft.) and 140 ft. lot width. His lot consists
of 0.7 of an acre and is 90 ft. wide; therefore,
he is requesting variances of 13,968 sq. ft. and
50 ft.
The proposed location does meet all setback require-
ments. However, we do have a problem in the existinn
location of the residence on the property to the
south. We have here a non -conforming situation
which we shoulu rectit At the time that the
neighboring residence was constructed, surveys
were not required with building permit applications.
