A RESOLUTION APPROVING
� A METES AND BOUNDS
SUBDIVISION OF A LOT LINE REARRANGEMENT
OF PROPERTIES LOCATED AT
405 NORTH ARM DRIVE AND 4520 WEST BRANCH ROAD
FILE NO. 2156
WHEREAS, the City of Orono is a municipal corporation organized and existing
under the laws of the State of Minnesota; and �
WHEREAS, the City Council of the City of Orono (hereinafter "City Council")
has adopted subdivision regulations for the orderly, economic and safe development of land within
the City; and
• WHEREAS, the City Council has considered the application for a subdivision of
a lot line rearrangement by Michael Eastman and Theresa Eastman and Lakeview Golf Course
(hereiz�after "the subdividers") of properties legally described as follows:
The east 150 feet of the west 550 feet of the south 303 feet of the Southeast Quarter of the
Southwest Quarter of Section 6, Township 117 North, Range 23 West of the Fifth
Principal Meridian.
And:
The Southeast Quarter of the Southwest Quarter of Section 6, Township 117 North, Range
23 West of the Fifth Principal Meridian, EXCEPT the west 405 feet of the south 203 feet
- thereof, ALSO EXCEPT the east 150 feet of the west 550 feet of the south 303 feet.
All of the above property located in Hennepin County, Minnesota (hereinafter "the
property"); and
WHEREAS, the subdividers have completed all requirements of the City for a
metes and bounds subdivision of a lot line rearrangement for division and combination purposes
resulting in the relocation of the common boundary between the two noted parcels.

NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of
Orono hereby approves the metes and bounds subdivision of a lot line rearrangement for Michael
Eastman and Theresa Eastman and Lakeview Golf Course as shown on the Certificate of Survey
by Mark S. Gronberg, dated July 11, 1996, revised August 23, 1996 and attached to�this
resolution, subject to the following conditions:
, 1. Applicants shall complete conveyance of the residual parcel from one owner to the
� other in a manner acceptable to the City Attorney.
2. Applicants shall provide a title opinion of both parcels conf'irming ownership and
encumbrances.
3. Upon City Council approval of this subdivision, the Eastmans must legally
combine for tax purposes their existing parcel and the newly created parcel per the
• proposed legal descriptions in the above noted survey.
4. Applicants shall sign the above noted survey where indicated, and shall provide a
1" = 200' copy to the City.
5. The aforesaid division shown on the attached Certificate of Survey shall be filed
by the City of Orono with Hennepin Counry Recorder's Office on or before
February 26, 1997 together with a certified original copy of this resolution.
6. The approval granted by this resolution shall expire if the division has not been
filed by the date specified above. In that event, it will be necessary to file a new
application with the City of Orono for subdivision review.
Adopted by the City Council of Orono, Minnesota this 26th day August, 1996.
