SUBJECT: 0505 Phillip Janson, 1085 South Brown Road
VARIANCE
In 1976, Phillip Jansen applied for a variance to remove an existing
detached garage and construct an addition to his house for an expanded
kitchen and an attached garage. The side setback was to be 10' an
originally approved. This was miscalculated and returned with a revised
request to have a 13' side setback which was also approved. The garage
has been removed and the kitchen addition has been built but the
attached garage was not started.
In this current renewal appItcation, he is requesting an additional
change to 11.9' setback for the construction of a 24' X 24' garage.
Please review the Planninq Comminsion Minutes of August 27, 1979 for
discussion background and recommendation.
AUGULI%k HEATING, OF THE 0kv14O COUNCIL, SEPTWIDER 11, 1979 Page 12
Mr. Alan Olson, City Planner, entered into the V RIANCE
record the request of Phillip Jansen, 1(?85 Brown 85 Brown Road bath
Road South, for a variance, dated Septemlm r 5, 1979, #505
which statesr Phillip Jansen
In 1976, Phillip Jansen appliee for a variance to

built but the attached garage was not started.
In this current renewal application, he is requesting
an additional change to 11.9' "etbAck for the construct-
ion of a 24' X 24' garage.
Council heetinq - September 11, 1979
Mayor Van Nest moved, Ilurr seconded, to approve the
variance request of i'hillip Jansen, 1085 Brown
Road South, conditioned on that a hardship exists
with placement of house on lot. The proposed
addition does confo m to the lot, prior to issuance
of build4nq permit, dimensions as contained in the
survey to be verified by staff. Motion, Aves (5) -
Hays (0).
Mr. plan Olson, City Planner, entered into the
record the request of David Yorks, 282S Casco Point
Road, for a variance, dated September S, 1979, which
statesr
The Yorks proposed an addition to the south and
lakeside of their home. The addition consists of
a 6' X 28' expansion of the present structure, a
is, X Is, glased porch and a 15' X 22' d" ck alone
the front of the house.
In the hardcover calculations, the gravel parking
area, cement sidewalk, structures ar+A a glazed
porch were included. The Planning mission agrees
that a wooden deck with spaces allot_ed is not
considered hardcover.
Planning Commission 'leetinq - August 27, 1979
Planning Caei► esion recosnends approval of David
Yorks' variance application subject to havinq the
7S' lakeshore setback staked and with the under-
standing that new structure (deck and glased norch)
is not to encroach lakeshore setback. Hardships
were cited as narrowness of lot and no adiacent
property available.
