As per the cities request, we revised sheet 6 of the preliminary plat submission plat drawings and the
design computations. Patt of the request was to increase the drainfield size on four of the proposed lots.
Also information was requested for the lots that will require a pump and pump station to deliver the
effluent to the septic system. Please replace the old information with the revised sheet 6 and design
computation sheets.
The City also had some concerns with the disturbed soils on lot 4 . It appears that the top 2" or so of the
original soils in a po1tion of the septic system area was bladed or removed. Disturbed soils can impact
the operation of a septic system. When the percolation tests and soil borings were completed there was
some snow cover, so it was hard to determine if the disturbance was there prior to the testing. It seems
likely that it was disturbed prior to the snow. Also on this lot there was a set of tire tracks in the area
that was bladed or previously disturbed. Because the system is a below ground trench system it is
likely that it will not affect the performance of the system. The city may require additional testing in
this area when weather conditions will permit. It is very critical that the septic sites stay as natural and
undisturbed as possible.

As per the cities request, we revised sheet 6 of the preliminary plat submission plat drawings and the
design computations. Pait of the request was to increase the drainfield size on four of the proposed lots .
Also information was requested for the lots th a t will require a pump and pump station to deliver the
effluent to the septic system. Please replace the old information with the revised sheet 6 and design
computation sheets.
The City also had some concerns with the disturbed soils on lot 4. It appears that the top 2" or so of the
original soils in a portion of the septic system area was bladed or removed. Disturbed soils can impact
the operation of a septic system. When the percolation tests and soil borings were completed there was
some snow cover, so it was hard to determine if the disturbance was there prior to the testing. It seems
likely that it was disturbed prior to the snow. Also on this lot there was a set of tire tracks in the area
that was bladed or previously disturbed. Because the system is a below ground trench system it is
likely that it will not affect the performance of the system. The city may require additional testing in
this area when weather conditions will permit. It is very critical that the septic sites stay as natural and
undisturbed as possible .

SUBJECT: Septic Review for Application #2467,Carriage Hill -Subdivision
The proposed six lot subdivision requires the use of on-site sewage treatment systems. Site
evaluation/design has been completed for primary and alternate drainfield sites on each lot.
Due to frozen gound conditions, staff can't verify the accuracy of the soil borings or recommend
approval of the subdivision at this time. The information submitted by Westwood Professional
Services identifies two drainfield sites on each property meeting all City and State standards. Staff
approval of the septic plan will be granted once the City can verify the soil information and complete
system design information is submitted by Westwood.
The storm water drainage pond on the southwest corner of the property must be redesigned to meet
a 55 foot setback from the property line to the highwater mark. The setback is required to eliminate
future setback conflicts when septic system upgrades are required on adjoining properties.
Based on the above information, staff recommends approval of the application on the condition that
the soil information is verified by Staff and all final septic system design information is provided.
The city requires the drainfield sites to be fenced off prior to any grading or land alteration.

Septic evaluations were performed on all six of the proposed lots in CARRIAGE HJLL. The
preliminary septic designs were based on a type I five bedroom home with a daily flow of 750 gallons.
All of the above six referenced lots are suitable fo_r a standard septic system of this size. Soil borings
and perc tests were complete on all the lots: ·
Alternate septic systems h~ve also been designed to show that there is enough area on the lots to support
another septic system . These systems were also designed for a 5 bedroom home .
Certain precautions will need to be made to protect the areas in which the above referenced septic
systems are proposed. Both primary and alternate septic areas have been or will be staked off. It is
critical that the soil is not disturbed before, during, and after construction of the system.
