REQUEST FOR FURTHER INFORMATION
SUBJECT: Zoning Application # LA22-000006
The City of Orono is required to notify you within fifteen (15) business days as to the status of your application
for a preliminary plat for property located at 860 Brown Rd S. Below is a list of items the City of Orono is
requesting to complete our review:
1) Preliminary Plat: Please include all required information on the preliminary plat. This includes
a) Topography,
b) Lot width at the OHWL of 929.4 and lot width at the 75’ setback (200’ required)
c) Street/Rear setback (50’ required)
d) Define “Upland” and call out the size of each lot Contiguous Dry Buildable space (0.5 Ac required)
e) Neighboring buildings surrounding the development,
f) Scale is inaccurate on Preliminary Plan Set
g) Private Road require 50’ wide Right of Way
h) Identify the distance each neighboring buildings is to the 929.4 OHWL to determine the Average
Lakeshore Setback,
2) Lot 2: There was discussion regarding a change to the house footprint or building envelope of lot 2. If a
change has been made please update your plans accordingly.
3) Green Roofs and Water quality: these are two sections are part of the table of contents in the
Stormwater management Plan with no information included in the report. Please address.
4) Tree Survey. Your conservation report indicates this was done.
5) Invasive Species Removal Plans/ Planting Removal Plan: The conservation report notes these were
done please provide.
6) Hardcover Calculations Sheets: Existing and Proposed.
7) Wetland Delineation Report
8) Legal Descriptions
9) Title Opinion. Who will be the developer for the project and signing all the recorded documents as well as
providing the letter of credit?
10) MCWD Coordination and Comments
You will need the following information for the project but it is not required in order to make a complete
preliminary plat application:
1) Easements: The wetland should have a drainage easement and the Stormwater filtration basin will require
a separate drainage and utility easement.
2) Docks: will these lots have docks planned for them? LMCD review would be required.
3) MCWD Documentation:
a) Stormwater Permit
b) Declaration easement for buffers
c) Any requirements regarding potential docks
4) SWPPP/ NPDES Permits
The project is currently being reviewed by the City Engineer and additional information may be requested.
Comments will be shared once they are received.
Application #LA22-000006 is incomplete. If you wish to proceed with your application please submit the items
requested above by Thursday February 10th in order to remain on the February 22, 2022 Planning Commission
