Enclosed please find application for conditional use on the
above referenced property. We have included a sketch of the
location of the existing buildings prepared by Cordon Coffin.
You will note that the pool house, the subject of the p,-3posed
conditional use, is denoted on the sketch as :,n "existing
garage". The pool house occupies the second floor of the
structure. Also, in accordance with our conversation, I have
not enclosed copies of the remodeling plans since all changes
will he to the interior of the structure.
In addition, you will find our application fee in the amount of
$30 and envelopes addressed to each of the owners listed on
the attached Certified property owners list.

The existing (garage + pool house) structure was built in August
of 1974. The new owner has been allowed to make limited
structural charges pending forma] approval of this conditional
use permit (see enclosed building permit). Note the permit
has not allowed the installation of kitchen facilities.
The standards setforth by the ordinance for guest house requires
additional area and width to support an additional residential
unit. The property must have a minimum of 2 acres and at least
200' of width. Staff can see no p.-oblem with this standard
being met.
Staff recommends approval of the conditional use permit for a
guest house for Gerard Blohorn on a property lccated at 1595
Bohn's Point Road based on the findinq that there is adequate
area and width to support an additional residential unit in
the I,R-lB zoning district subject to the condition that the
applicant pay an additional SAC fee and separate ..ewer unit
assessment for the residential unit.
