R1;: Douglas Lohman, 1035 Bohns Point Rd. - Variance
hir. Lohman is requesting a variance from our lakeshore and hardcover
setbac' requirement of 75 ft.
liis home is located on Tract E of RLS No. 565 which has lakeshore
along Crystal Bay. Tracts G $ 11 provide access to his property.
Mr. Lohman is requesting approval for 9' x 28' addition to his
existing garage with added living area above. Approximately 4' of
the proposed 9' addition would actually extend into the 7S' lakeshore
setback requirement.
The existing conditions constitute a hardship in that the entire
structure is located within the 'S foot required lakeshore setback
making it impossible to add to the stricture without extending partially
into the required setback- of 751.
The proposed addition wail d not actually increase the hardcover area
as it would replace the existing blacktop driveway. The addition,
however, would he somewhat more permanent. Whotk in file)
4-14-75 The Planning Commission recommends anproval of a variance for the
lakeshore setback and hardcover requirement because of the necessity
of additionAl living and storage space and the structua addition
would only replace the existing blackton driveway hard cover area.

Family living dictated further storage of mocha„,zed vehicles.
Since the area the achlition wns being placed on was already
blacktopped, he felt he wasn't increasing hardcover. lie also
had the okay of his neighl)ors. Van Vest felt he had excessivT
driveway. 1r. Lohriar stnted most of his driveway was on
easement and the diagram did not accurately nortrav the amount
of driveway. Huhieh explained that while the existing house
was all within the 7S' setback only 4' of the nroposed 9'
addition would extend into the required setback of 75'. It
would ►,e impossible to add to the exist ink! stnrcture without
extending into the 75' setback reouirement.
Hake moved, McDonald seconded to approve the variance because
this was not an excessive use on the lot and there would be
virtually no increase in hardcover or. the addition would be
built over the existing blacktop driveway hardcover area. Van
Nest placed an addendum that there was no excessive use of the
lot. Motion, Ayes (9), Nay (0).
