In light of the weather that soon followed our meeting at your
residence to discuss repair of the existing drainage swale along the
south side of your property, the City now asks for a status report on
the eventual repair. At our meeting the City Engineer, Glenn Cook,
advised that the sediment that had collected within the swale had to
be removed if the original grading improvements approved with the
final building plans were to be maintained.
The City must ask that you provide written confirmation that you have
made arrangements to make the necessary alteration to the drainage
swale and that the City will be contacted to make the required
inspection confirming the drainage swale has been installed per the
original grading plans approved for the site.
Please contact my office if you have any questions pertaining to this
matter.

The City continues to receive reports of a continued drainage
problem along the south side lot line of your property. A recent
inspection of your property by both staff and Harlan Olson,
Engineering Consultant for the City, confirmed that drainage
through the southern swa le has been restricted by improvements
completed by your landscape contractor involving the pond in your
lakeshore yard.
In light of the pending sale of your home and eventual move, it
is necessary that we resolve any problems with the southern swale
and retention pond in your lakeshore yard before a new owner
occupies the residence. ·
The City staff would like to arrange a meeting on the site with
both you and the City Engineer to review the existing drainage
improvements. I must ask that you contact my office no later
than Tuesday, October 22, 1991, because of the onset of the cold
weather and the obvious need to make grade changes in a section
of the drainage swale.

Dear Mr. Lohmar,
At your request, this letter is sent to confirm that a
Certificate of Occupancy will not be issued until all corrective
grading work has been completed on the above referenced property.
The corrective grading work still to be completed along the
property line adjacent to your property is as follows:
1. Drainage swales along property lines to be 0.5' lower
than adjacent neighbor's property at lot line and 3' in from
lot line.
2. Drainage swale along driveway to be minimum 1.0' lower
than edge of pavement surface and 5' from edge of driveway.
Once again, a Certificate of Occupancy will not be issued until
the remaining corrective grading work is completed on the
property. Please contact my office if you have additional
questions on this matter.

The following is a summary of the corrective grading work needed on the
Krutzig property at 1655 Bohns Point.
1. Retaining walls to be constructed a minimum of 6 1 from property line to
face of wall.
2. Drainage swales along property lines to be 0.5' lower than adjacent
neighbor's property at lot line and 3' in from lot line.
3. Drainage swale along driveway to be minimum of 1.0' lower than edge of
pavement surface and 5' from edge of driveway.
4. Retaining wall base to be minimum of l' below existing elevation at
property line.
5. Fill on lake side to be removed within 75' setback area.
6. Fill in back yard area to be removed to original grade. Grade to be
tapered from present grade at garage to match original grade 50' east
of garage.
