On the .North Shore of Lake .'Minnetonka #7J The Planning Commission has instructed me to inform you, that after discussing Mr. Fred !Rogers request for a variance during the work session of the last Planning Commission Meeting, that his proposal would be deferred until such time that the following conditions are corrected. 1. Rogers, Jr. - 1410 Bohns Ioint Road Lot Area - Width and Setback Variances Mr. Peter Fox is representing Mr. Rogers in his request for two variances on the property located at 1410 Bohns Point Road The lot area and width variances were approved over one year ago with several conditions. He is now requesting a sim4lar variance but has added the request for a variance from the rear yard setback requirement. Several parties have shown an interest in purchasing the property if the existing barn -garage could be renovated into a dwelling. This would require the added variar,-e of six foot from the required thirty foot rear yard setback requirement as the existing barn -garage is located only 24 ft. from the rear lot line. The ola house shown on the survey has been partially razed, however, hazardous c(midi.cions do exist as much ( lie debris has been left on the site and the exiting excavation is unprotected. Mr. Fox has been informed that this pro- posal would be deferred until these conditions are corrected. Hildur Hollander, 345 Spring Hill Road, is requesting approval of the sub- division of her existing four -plus acre parcel into two parcels slightly larger than two acres each. Enclosed is a copy of the proposal along with the Fn+aineer's reports from both Fir. Coffin and the Village Engineer. Both parcels would rieet the two acre area and 200' lot width equirements in this RR-lB zoned district.
