May 2, 1974
Mr. M. McCaffrey
McCaffrey Advertising Agency
1220 Glenwood Avenue
Minneapolis, Minnesota 55405
Dear Mr. McCaffrey:
545 Indian Mound
Wayzata, Minnesota 55391
(612)473-4224
After we examined your property on W. Ferndale this morning
I contacted the Orono City Engineer, Building Inspector and
consulting engineer for sewers. I've also estimated the
cost of an on -site disposal system. Your options for this
property appear to be as follows:
1. Install a septic system with built-up drainfield. This
would require a clear area of 40 feet by 100 feet, raised
three feet and seeded or sodded, with no trees. Cost
would be about $2,000.00 plus installation of septic tanks.
2. Install a 1500-gallon holding tank and have it pumped
periodically. Cost of installation would be comparable
to that of a septic tank, about $500.00. Estimated cost
of periodic pumping -out is from $30.00 to $60.00 per
month depending on volume of waste water generated. This
can be minimized by water conservation practices such as
recirculating chemical toilets.
Regarding City sewer there are no firm orders. However, the
Orono -Long Lake interceptor is being installed and will follow
Co. Hwy. 15 past the west terminus of Ferndale Road. City
officials are not presently inclined to order in sanitary
sewer projects but will likely be urged to do so by the Metro-
politan Council, Metropolitan Sewer Board, Department of
Natural Resources and the Minnehaha Creek Watershed Disi;rict.
The most effective incentive in these cases is petitioning
by the property owners.
The property is not amenable to on -site disposal as it stands
and, therefore, does not require a percolation test.
If we can be of further help please call.
Sincerely,
EUGENE A.
