1 � s <br /> . .� <br /> � .. � "�p3a'�55 <br /> . � �� <br /> O O <br /> �, CITY of ORONO <br /> � � <br /> '� RESOLUTION OF THE CITY COUNCIL <br /> ��9kESH�4'�� NO. 4 1 � g <br /> A RESOLUTION APPROVING THE PLAT <br /> OF VALERIUS ADDITION AND <br /> A LOT WIDTH VARIANCE FOR LOT 1 <br /> FILE NO. 2383 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of the land within the City; and <br /> WHEREAS, the City Council has considered the application for a subdivision of a <br /> two lot plat by Gary R. Valerius and Christine M. Valerius, husband and wife, hereinafter ("the <br /> subdi�7ders"); and <br /> WHEREAS,the subdivision has been found to meet the intent of the LR-1 A, Single <br /> Family Lakeshore Residential Zoning District, finding that each lot is of a size and configuration <br /> that will allow its use as a single family residence to be fully developed by granting a lot width <br /> variance of 19' to Lot 1 where 200' is the minimum lot width requirement and the lot width is 151' <br /> at the 50' front yard setback and the lot width is 181' at the 50' front yard setback including the <br /> driveway easement; and <br /> WHEREAS, the subdividers have completed all requirements of the platting <br /> regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution No. 4101. <br /> 2. Dedication on the plat of drainage and utility easements. <br /> 3. Dedication to the City of flowage and conservation easements providing for <br /> limitations on the use of the wetlands described therein as shown on the plat as <br /> "drainage easement." <br /> 4. A covenant prohibiting lake access to Lot 1. <br /> 5. Payment to the City of a park dedication fee of$4,900.00 <br /> 6. Payment to the City for the final plat legal review and filing of the plat, easements <br /> and covenants in the amount of$400.00. <br /> Page 1 of 2 <br />
