Holmberg 2120 Dain Tower Minneapolis, Minnesota 55402 Re: 755 North Ferndale Road Dear Mr. Holmberg: In response to your letter of January 17, 198G, reviewing your proposed plans for your 2� acre lot on North Ferndale, I see no conflicts with the City's Zoning Code or subdivision regulations. The property can be subdivided by metes and bounds dividing the parcel into a two acre buildable lot and a � acre unbuildable lot to be combined with the church property to the north. The City will require the usual septic testing for the buildable lot but waive such requirements for the unbuildable lot. The Episcopal Church should be advised to contact me concerning their original conditional use permit with the City. Please call if you have any additional questions or when I may assist you in the processing of your subdivision application. I have enclosed a subdivision application with my letter.
