'4 � � Q <br /> A RESOLUTION APPROVING THE <br /> PLAT OF RICHIE ADDITION <br /> FILE NO. 2544 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and <br /> WHEREAS,the City Council has considered the application for a subdivision of a <br /> three (3) lot�esidential development by Alfred P. Richie and Marylin A. Richie (hereinafter "the <br /> . subdividers"); and <br /> WHEREAS,the subdivision has been found to meet all standards of the LR-1B, 1 <br /> Acre Single Family Lakeshore Residential Zoning District finding that each lot is of a size and <br /> configuration that would allow its use for a single family residence to be fully developed; and <br /> WHEREAS,the subdivider has completed or has agreed to complete all requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution No. 434=�,the resolution granting <br /> preliminary approval of the Class III subdivision. <br /> 2. Dedication on the plat of standard perimeter drainage and utilit�- easements. <br />, 3. The City Engineer has approved the grading and erosion control plan for the site. <br /> 4. The sewer extension within the right-of-way for Tonkawa Road has been approved <br /> by the City Engineer and Director of Public Services. <br /> 5. Creation of a bluff easement for the protection of the bluff impact zone, including <br /> protective language alerting future property owners of restrictions on vegetation <br /> removal and land alteration. <br /> ��� <br /> Page 1 of 4 <br /> ; <br />
