dad's name. We are getting the document recorded to reflect the owner as me (Nancy Farnes),
not Harold Farnes.

The City has been reviewing the files for properties on Big Island to ensure they are all in order. Your 460
Big Island property was especially challenging. In 1983 the City rezoned Big Island to require a five acre
minimum for new lots. The ordinance also included a list of "record lots" that were smaller than five acres
but would be granted permanent lot area variances if the owner agreed to combine them into one tax parcel
so they could not be sold separately. Forms were to be sent to all these prope1iy owners, but I can't find
any of the paperwork that was sent to the owner of the original 460 parcels.
I've enclosed a variance application form and a return envelope. There is no application fee. I've filled in
some of the information. There is one tax parcel that I did not include -23-117-23-32-0001. You are
listed as the taxpayer but Harold E. Farnes is listed as the owner. All prope1iy in a tax parcel must be
owned by the same person(s). If you are the owner of this parcel please add it to the list and contact
Hennepin County Property Records and Taxation to correct their information. I've included a map to show
the location of this and the other parcels.
We found several unprocessed variance applications in the files for other properties. They will be
considered by the Planning Commission on February 16. I've taken the liberty of including your property
on this list but for the Commission to make a recommendation regarding your property I need to receive the
forms by that date. If you do not wish to pursue this please or have other questions please contact me by
phone, email or mail.
At the same time as you received this letter you also received one for Fred A. Bruntjen. It also concerns his
Big Island property. The address the County has for him is homesteaded by another, so it seems to be out
of date. Mike Gaffron thought you would know how to reach Fred. We would appreciate your getting the
letter to him. I did send the same information to the Ferndale Road address the County lists for him.

The Planning Commission will hold public hearings in the Orono Council Chambers at 2780
Kelley Parkway on Tuesday, February 16, 2010, beginning at 6:30 p.m. on the matter of
reviewing the following land use applications :
09-3436 Lori Gherardi, 2700 Ethel Avenue, LR-1 C zoning district, requests a variance to
construct a second garage stall with a 19 .1 setback from the right of way of Ethel
Avenue (the same setback as the existing garage) when a 30 foot setback is
required .
10-3442 Dirk Miller of The Emily Program, 2180 North Shore Drive , RR-1 B zoning district,
requests approval of a conditional use permit in addition to side, street side, and rear
yard setback variances in order to allow construction of a detached garage on the
