HomeMy WebLinkAboutResolution 1486 : „ _�...�.* , � � � C�t� o� ORONO `ra rc� t.�a 'c5s,�.:� . • . • 'w' o�'iy;: �! �� 4. . � :��: w' . �`;° RESOLUTION OF THE CITY COUNCIL � t�'�?p NO. 1486 . �; �� n,;. � ,,�,.- ,wE.��'K"�'� • - • • � A RESOLUTION APPROVING THE PLAT OF '' .<;�;'.`.,_.�.:'::`;� WAKEFIELD FARMS THIRD ADDITION • WH�REAS, the City of Orono is a municipal corporation organized and existing under the laws of the State of Minnesota; and WHEREAS, the City Council of the City of Orono has adopted subdivision regulations for the orderly, economic and safe development of land within the City; and WHEREAS, the City Gouncil has considered the application for a subdivision plat by Bruce B. Dayton, an unmarried man, the subdivider; and WHEREAS, the subdivision has b.een found to meet all �standards of the RR-1B Zoning District and the Orono on-site septic code finding that each lot is of a size and configuration that will allow its use as a single family residence to be located without the need of any setback variances; and • 4�1HEREAS, the subdivider has completed all requirements of . the platting regulations of the City, including: 1. Dedication on the plat of drainage and utility easements. 2 . Dedication on the plat of right of way for a public road, shown as Old Long Lake Road. 3 . Creation of a new private road shown on the plat as Outlot B, to be known henceforth as Ruann Road. 4 . Concurrent with the creation of this private road, the Subdivider has dedicated to the City a Road and Utilities Easement granting to the City permanent access, improve- ment and uti�lity easements over said Outlot; the Sub- divider has created non-exclusive ingress, egress, drainage and utility easements over said Outlot in favor of all abutting and/or benefiting lots including a declaration of certain maintenance covenants wherein each of the abutting and/or benefiting lot owners covenants and agrees to permanently maintain and pay the cost of maintenance for said private road. • „�.�fw„ . �, %i ° � C�t� o� ORONO ��;.:: ��,�;�� - • �� =��1�'”; ` �"'�� �':�;��� RESOWTION OF THE CITY COUNCIL ;• ��`,��' NO. 14 8 6 .Y,:-� 'w.,'��,��,t�-.,�'..ijrj'. . . , .Y� . �.,;�, . Easement providing for limitations on the use of wetlands and/or drainageways described therein and shown on the plat as "drainage easements" . 6 . Execution of a Subdivider ' s Agr�ement providing for the paving of approximately 150 lineal feet of the private road as a condition of subdivision approval. 7. Payment to the Cit,y of a Park �Dedication Fee in the amount of $400 . 00 . � 8 . Payment to the City for the legal review and recording of the plat and all documents. related thereto in the amount of $75 .00 . � NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Orono hereby approves the plat of Wakefield Farms Third Addition, • Hennepin County, Minnesota; subject to the following conditions: l. Al�l lots will access via Ruann Road with no direct access permitted to Dld Long Lake Road. � 2 . The plat road must be brought up to current rural standard; � at the time Outlot A is developed. 3 . The aforesaid plat shall be filed with the Hennepin County Recorder ' s Office on or before November 23, 1983 together with a certified original copy of this Resolution and ' executed copies of the easements and covenants described herein. The approval granted by this Resolution shall expire if the plat has not been filed by the date specified above . In that event, it will be necessary to file a new application with the City of Orono for sub- division review. .
