• ' • • ' A RESOLUTION APPROVING THE PLAT OF
COUNTRYSIDE MANOR
WHEREAS, the City of Orono is a municipal corporation organized
and existing under the laws of the State of Minnesota; and
WHEREAS, the City Council of the _City of Orono has adopted
subdivision regulations for the orderly, economic and safe development
of land within the City; and
. WHEREAS, the City Council has considered the application for a
subdivision plat by DiCon, A Minnesota Limited partnership, tY�e subdivider;
and
WHEREAS, th� subdivision has been found to meet all standards
of the RR-1B zoning district and the Orono On-Site Septic Code finding
that each lot is of a size and configuration that will allow its use as �
a single family residence to k�e located without the need of any setbacic
evariances; and ,
WHEREAS, �Outlot A is not platted as part of this scheme but is
intended for future development. The conceptual plan showing total
development of the 93 acres has been reviewed only as far as it relates
to the current 6 lot plat. All future development of Outlot A wi11. be
subject to all requirements of current zoning and the CMP; and
� WHEREAS, the. subdivider has completed all requirements of
the platting regulationsof the City, including:
1) Dedication on the plat of drainage and utility
. • easements.
2) Dedication on the plat of rights of way for public
streets and roads, shown as Old Grystal Bay Road
. South, Watertown Road, Willow Drive South and Countrys�.cle� Dr�.ve.
3) The subdivider has dedieated� to the City a road .
. and utility easement granting �to the City temporary
access, improvement and uti],ity easement over that
portion of the cu.l de sac not included in the �
dedicated right of way of Countryside Drive
4) Dedication to the City of a Flowage and Conservation Easement
providing. for limitations on the use of wetlands
� and/or drainageways described therein and shown on the
• plat as "drainage easements" .

• � • • ) The subdivider has adopted a declaration of
restrictive covenants advising all future benefitting
property owners of their share in the responsibility
of the mai:ntenance and repa�r of Countryside Drive
until that time in the future when the subject road
is a through road connected to Old Crystal Bay Road
South. The covenents further advise that at the time
of the City's acceptance of Countryside Drive �
. that it will be the benefitting property owner' s
responsibility to bring that road upto current City
standards .
6) Execution of a Subdividers Agreement providing
for installation of .permanent stxeet improvements
as a condition of subdi:vision approval.
• 7) Payment to the City of a Park Dedication Fee in the
� amoun.t of $1, 200. 00.
8) .Payment to the City for, the legaZ review and filing
• of the plat and accompan.ying documents in the amount
of $75.00.
NOW, THEREFORE BE IT RESOI.�VED that the City Council of the City
of Orono hereby approves the plat of COUNTRYSIDE MANOR, Hennepin County,
Minne�sota; subject to. the following conditions : .
1) Lots 1 and 2, B1ock 1, Countryside Manor and Lots
1, . 2, 3 and 4, Block 2, Countryside Manor shall
• access via Countryside Drive There sha11
be no direct access permitted onta Willow Drive South.
� 2) The aforesaid plat shall be filed by the City of
Oror�o with the Hennepin County Recorder's Office
on or before February 23, 1983, together with a
, certified .original cop.y of this resolution and
executed copies of the documents noted above.
The approval granted by this Resolution, shall expire if the plat
has not been filed by the date specified above. In that event, it will be
necessary to file a .new application with the City of Orono for subdivision
review.

1982.
