The area cons4;ts of approximately 24,000 square feet. It is in single separate ownership and is serviced by sewer. The division would divide the property approximately in one-half, which would leave the lots 12,000 square feet each. This is in the R-lD area, k a� re and 100 foot frontagg. Frontage require- ments would be metLbut the area would not.11 It would require a variance. • Mr. Sipprell's reason for dividing this property is that he has tremendous frontage for the amount of space necessitating a high sewer assessment.
