Re: Drainage & Utility Easements, Bayview Farms Second Addition
Dear Mr. Olson:
Mailing Address:
P.O. Box 66
Crystal Bay, MN 55323-0066
As we discussed yesterday, Carrie Bazella at the City Attorney's office has advised me that the notary
stamp used by Dorothy M. Peoples with an expiration date of 7-10-97 is no longer valid. Our City
Clerk has provided me with a document that explains this (attached).
Because of this, the Drainage & Utility Easement which you signed in December 1995 could not be
filed with Hennepin County. That easement document used a legal description based on your
ownership of all of Outlot Cat that time.
I am assuming that part of Outlot C has now been transferred to Mr. Geffre and the remainder has
been sold on a contract for deed to another party. This likely means that in order for the easement
to be accepted by the County for filing, it has to be split between the two ownerships, and two
separate easements filed. The attached easement documents and legal descriptions accomplish this,
I believe.
Assuming your contract for deed has been recorded, the new owner of the remainder of Outlot C
must also sign your easement documents. To this end I have included additional signature lines and
a second Notary acknowledgement on that form.
I'm sending Mr. & Mrs. Geffre a copy of this letter and a separate easement document with legal
description for their signatures. Please complete and sign the easements, have them correctly
notarized, and return them to me for filing.
Telephone (612) 473-7357 • FAX 473-0510
If you have any questions, please contact me at 473-7357. Thank you!
Sincerely,
Michael P. Gaffron

Dear Notary,
In 1994 the statutes dealir,ig with notary commissions were amended. The significant changes are as follows:
• AU existing commisslor\s which would have expired after January 31, 1995 but before January 31, 2000 will
automatically expire on January 31, 1995.
• The term of notary commissions was changed from 6 to 5 years and all commissions were given the same
expiration date (on January 31st of each fifth year following January 31, 1995) . . '
According to our records, your current notary commission will expire on or after January 31, 1995, but before
January 31, 2000. If you do not wish to renew your present commission you may Ignore this bllllng and your
