HomeMy WebLinkAbout1974-03-08 Memo, Variance Req DetailsTO: Planning Commission FROM: Dexter Marston DATE: March 8, 1974 SUBJECT: Subdivision (simple) & Variance Current Land Usa: I Home on 2 Lots Comprehensive Plan: R-ID (1/2 acre) PETITIONER: Donald Schultz a David Slavik LOCATION: 1921 Fagerness Point Road STAFF REVIEW: Mr. Slavik owns 2 lots with a total square footage of 23,000. He would like to redraw the property lines as submitted on his sketch. At the pres- ent time, one lot fronts on Fagerness Point Road and the second lot on Webb Street. As the sketch indicates, Mr. Slavik would like to create two through lots that have frontage on both Webb Street and Fagerness Point Road. The ordinance states through lots should be avoided, whenever possible. There also will undoubtedly be pressure in the future to subdivide those long narrow lots that have homes oriented towards Fagerness Point Road. Since two lots exist now, I do not see any problem with rearranging the lot lines to allow two lots in the future. A variance is required, however, for the I,,t width for both lots as they are shown on the attached sketch. The lot width varies from 95 ft. on Fagerness Point Road to 45 ft. on Webb Street. Mr. Slavik says he wants to redraw the property lines because it is very dif- ficult to use the present driveway (steep slope). This does not, however, seem to justify granting the variance that is requested from the lot width requirement. OM/ ig JI
