Strict application of the provisions of the Zoning Ordinance would result in peculiar and practical difficulties or exceptional or undue hardship upon the owner of the lot in developing or using such lot in a manner customary and legally permissible within the zoning district in which said lot is located. Granting of the variance is necessary for the preservation and enjoyment of a substantial property right of the appli- ::,cant and to alleviate demonstrable hardship or difficulty and will not merely serve as a convenience to the applicant. Explain in detail. I purchased this property in June 1948 complete with house aid garage. I personally lived thereon. with my wife and family as my homestead until Tovesbor 30. 1965 on which date my house burisd to the ground. I have not been able to do so heretofore because of lacy of adequate sewage disposal. I have paid all taxes and assessments duo thereon to date. The property as it mew stands is of so value to as %&lose it sea be built on or othorvies improved to mate it of use to no or salable. The apartment where I as now living is now being sold and I am forced to vacate and ro-establish my hose elsewhere-, rebuilding on. sty property now appearing to be the best solution. Effect on Neisthb3rhood and ComprehensUre lan: Granting the variance will not impair an adequate supply of light and air to adjacent property, unreasonably increase the congestion. in the public streets, increase the danger of fire, endanger the public safety, unreasonably diminish or impair established property values in the surrounding area, or in any other way impair health, safety, comfort, morals, or in any other respect be contrary to the intent of the Zoning Ordinance and any applicable comprehensive plan. Explain in detail. I feel that by improving this property into a buildable lot would greatly •alas" both the appearance of beth of these lot• and the surrounding neighborhood and adjocent prpporties.
