The Sidwells were present. A motion was made to
�ecommend denial recognizing the misconception of
• applying the 80% area requirement which is principally
used for variances of existing parcels and not in '
�new subdivision. T�lotion failed by 3 to 2.
Planning Commission then recommended approval by ' �
a 3 to 2 votee Justification:
l. The lots are compatible with others in the
� vicinityo •
The Planning Commission felt the applicant was
lec� to believe preliminary approval assured
� 'final approval and, therefore, invested in
the costly mylar and hardshells as required.
�`� 3. Two sewer unit charges. .
Conditions;
1. Payment of $2,000 park dedication fee. •
2. City Engineer's approval of house location
and drainage plans.
