Mr. Butterfield was present. Re is requesting an addition
to the exist'ng stricture. The eiiltion to Vie south end of tt.e
house would not interfere with the existing non-conforning
side yard setback to the north. The Zoning Administrator
advised ti,at staff had issued a permit for the family and
recreation room portion subject to approval of the foyer. The
survey submitted was somewhat vague. The Planning Commission
Interpreted the survey to indicate the existing front yard
setback to be 24 ft. A variance of 81 ft. would be required.

Mr. Butterfield presented proposal. The survey (Continued)
submitted with the proposal is somowhat vague.
The Commission interpreted the survey to indicate
the existing front yard setback to be 24 ft. The
proposed five foot foyer woald reduce this setback
to 19 ft. A variance of 81 ft. wo,.ild be required.
The Planning Commission recommended :approval of
the variances.

request of Loren Butterfield, 3925 Watertown Road,
per the Planning Commission recommendations. Hot ion,

Mr. Alan Olson, Assistant Building & Zoning ARIANCE
Administrator, entered into the record the 1428 Raldur Park
following information concerning a variance #327
request of Raymond tiolde, 1428 Baldur Park Road, Raymond tiolde
dated October 13, 1977, which states:
This district is zoned as follows: Area - 1/2 acre
(21,780 sq. ft.), width - 100 ft., lake setback -
75 ft., side setback - 10 ft.
Mr. Molde is requesting approval to construct a
second story expansion on his existing residence
which is currently non -conforming in lot area
width and lake and side setbacks.
The following variances would be necessary for
approval:
Area - approx. 13,000 sq. ft.
Width 50 ft. FE X H I E31
Lake setback - 13 ft.
Side setback - 2.1 ft.
This proposal would not increase the existing
hardcover area or percentage. The enclosed
survey indicates the location with no increase
in house area. The enclosed sketch for hour
expansion indicates the second story only with a
20 ft. height limit.
I sue no problem here, but we might consider
applicant obtaining letter of no objection from

The existing building was built in 1969 on Tract B,
RLS 88. The sewer was connected in 1969, water
in 1973. Tracts A & B are not combined and .are
shown under separate ownership, but are both
included on the site plan of this addition. The
addition will be within Tract B.

Mr. Werner was present. Mr. Wer.ier was informed
of staff's request that the shed be removed as
the garage would be of sufficient size for storage.
The applicant is requesting a front yard setback
of 24' which is a variance of 6' .as well as a
hardcover variance.
Wilson moved to approve the variance as requested
subject to:
1. Letter from Cordon Coffin verifying 75' lakeshore
setback so staff can recheck the hardcover
calculations.
2. Shed must be removed by final inspection of the
garage.
Motion seconded by Adams. Vote: Ayes (7), Nays (0).
Motion passed unanimously.

Mr. and Mrs. Molde were present. Mr. and Mrs. /R. M. MOLDE
Nyquist, 1432 Baldur Park Road, were present and 1428 Baldur
stated that they had no objections to the proposed VARIANCE
addition. The main issue was increasing the amount (#475)
of hardcover within 75' of the lake. It was also
discussed that if the lots were combined the hardcover
variance would be less than the 7% requested.
Hammerel moved to approve the variance request siting
the hardship of the configuration of the existing
structure, that the addition will not extend any
farther toward the lake, and tt,e size will not effect
drainage. Motion seconded by Wilson. Vote: Ayes (5),
Nays (2).
Hannah felt that since he has been on the Commission,
generally the policy has been whenever possible riot to
grant building within 75' of the lake.
Hurr felt the approval was inconsistent with previous
Planning Commission decisions.
