Dear Evelyn:
We have reviewed the revised survey dated 4-23-07 for the proposed house at 1404 Baldur Park Road. The
plans show removing an existing home and construction of a new attached garage dwelling. We have the
following comments with regards to engineering matters:
x Plans should be submitted to the Minnehaha Creek Watershed District for review and approval.
x It appears that the runoff from the SW downspout and the area around it will be directed onto the
neighboring property to the west. Due to space constraints here and along the east property line,
we would encourage the applicant to contact the property owners to the east (1408 Baldur Park
Road) and to the west (1400 Baldur Park Road) to discuss possible cooperative drainage solutions
along the common lot lines.
x The proposed slope to the northwest of the house exceeds the maximum allowable of 3:1. In
addition, the proposed 931.5 contour in this area crosses an existing 931 contour. The grading
plan should be revised such that slopes do not exceed 3:1 and contour lines do not cross.
x A silt fence detail indicating steel T-posts should be included.
