Laura,
Thanks for your conversation today regarding 1335 Arbor St. This email is to confirm that the
structure will be a full basement with no grading change. No lookout, no walkout, just the normal
window well not in the side yard setbacks but to the rear of the home, so as to comply with city
ordinances regarding bedrooms in the lower level.
I will next week submit a marked up plan verifying no grade changes.

From your submitted application 1335 Arbor Street #18-4000 it appears that you are
requesting variances for Front yard, Side Yard, Side Street setbacks and a Structure
Coverage variance to exceed the 2000sq.ft maximum. I am concerned there may be
more approval required if you are planning on altering the grade of the lot to
accommodate a walk out basement. Creating a new engineered grade on the lot would
also require a Condition Use Permit.
Right now I do not have enough information to move forward with your application
without clarification. If you are planning on changing the grade for a walkout
basement. I will need a proposed grading plan that shows existing and proposed
grades, any retaining walls or patios and earth work calculations.
If you are not doing a walk out basement please update the house plans that were
submitted to reflect your proposed project.
I need clarification in your application by tomorrow December 21, 2018 by 4pm in
order for me to publish your variance requests in the news paper. Please let me know
how you are planning to process.

Laura will be handling your variance, however I have a question. The building elevations
appear to be reflecting a walk-out design. This lot seems to be pretty flat. Is your plan to
regrade the entire lot? If so we will need a more detailed grading plan/survey and
earthwork calculations.
Laura will be emailing you with further comments/questions shortly.
