Hello John,
I am reviewing the variance application for 1335 Arbor Street. There are 2 more items that are still
needed for the submittal to be considered complete.
1. Please provide the certified property owners list for all properties within 500 feet of 1335
Arbor. This is a new requirement (it used to be only 350 feet). I have included the
instruction handout for you
2. Please go back into your submitted application and fill out the practical difficulty questions.
I have provided the Planning Commission memo (Item #3 LA18-000033). In this memo there
is the original practical difficulties form which you can work from to better answer the
questions. I also included the CC item (Item 15- LA18-000033) which has the draft
resolution. These are good resources for your to answer these questions and strengthen
your application.
3. Adjacent Property Owners Form. This is not required but could strengthen your
application. We always encourage variance applicants to discuss the project with the
neighbors. I know the neighborhood was very interested in this project when it originally
received its approvals. This could be helpful to you, so you can learn if there is any
opposition to your request. I have attached a draft some applicants choose to use.
Lastly, I have included a Link to the City Council minutes where this application was discussed for
you to be able to reference.

Please provide the certified property owners list and updated practical difficulties back to me by
September 4th, 2018 to remain on the September 17, 2018 Planning Commission Meeting. I will
also continue to review your building permit and let you know if further clarification is needed. Let
