� - � � : A RESOLUTION APPROVING THE PLAT OF .
RINGERSWOOD '
WHEREAS, the City of Orono is a municipal corporation organized
and existing under the laws of the State of Minnesota; 'and
WHEREAS, the City Council of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe development
of land within the City; and
WHEREAS, the City Council has considered the application for
a subdivision plat by The Lyman Corporation, a Minnesota Corporation,
the subdivider; and '
WHEREAS, .the subdivision has been approved as meeting all
standards of the RR-1B zoning district finding that each lot is of a
size and configuration that wi11 allow its use as a single family
residence to be located without .the need of any setback variances; and
WHEREAS, the City Council has found Outlot A to meet all
icurrent .lot standards of the RR-1B zoning district for� a residential
lot in the rural service area. The subdivider is advised that if
Outlot A is develo�ed in the future, such development must meet all
zoning and Comprehensive Management Plan requirements at that time
and that the City Council has no current intent to allow now or in
the future any type of development except the existing 2 acre per
unit, unsewered, rural residential land use; and
WHEREAS, the subdivider has completed all requirements of
the platting regulations of the City, including:
1) Dedication on the plat of drainage and utility easements.
2) Dedication on the plat of rights of way for public streets
and roads, shown as U.S . Highway. Number 12, Willow Drive,
Dickey Lake Road and Pine Ridge Lane.
3) The subdivider has dedicated to the City a road and utility
easement granting to the City temporary access, improvement
and utility easement over that portion of• the cul de sac
not included in the dedicated right of way of pine Ridge Lane.
4) Dedication to the City of a Flowage and Conservation Easement
providing for limitations on the use of wetlands and/or
drainageways described therein and shown on the plat as
� "drainage easements" . -

5) Execution of a Subdivider' s Agreement providing for
installation of certain improvements including without
limitation the grading and paving of dedicated public
roads as a condition of subdivision approval. �
6) Payment to the City of a Park Dedication Fee in the
amount of $2, 600 . 00 .
7) Payment to the City for the legal review and recording �
of the plat and all documents related thereto in the
amount of $75.00.
NOW, THEREFORE, BE IT RESOLVED, that the City Council of the
City of Orono hereby approves the plat of RINGERSWOOD, Hennepin County,
Minnesota, subject to the following conditions :
• 1) All use of the existing access to Wayzata Boulevard
is to cease and existing driveway removed upon the
. completion of the gravel base �road and upon the ,
. inspection and approval of that road by the City Engineer.
2) Dickey Lake Road and Pine Ridge Lane are intended to
be public roads but will not be accepted or publicly
maintained until City Engineer approval and formal
acceptance by the City Council. �

3) Future access to the following residential lots is
approved as follows:
a) Lot l, Block l via only Pine Ridge Lane, not ' .
Dickey Lake Drive.
b) Outlot A, Block 3 via only Dickey Lake Road
not Highway 12 � or Willow Drive.
c) Lot 7, Block 1 via only Dickey Lake Road not �
Willow Drive. '
d) Lot 1, Block 2 via only Dickey Lake Road not
Willow Drive.
e) �ot 6, Block 2 via only Dickey Lake Road not
Willow Drive.
4) Lots 2, 3 and 4, Block 1 of the Ringerswood plat
are riparian to Dickeys Lake.

5) The aforesaid plat shall be filed by the City of
Orono with the Hennepin County Recorder' s Office on
or before November 10, 1982, together with a certified
original copy of this Resolution and executed copies
of the documents noted above.
The approval granted by this Resolution shall expire if the
plat has not been filed by the date specified above. . In that event,
it will be necessary to file� a new application with the City of Orono
for subdivision review.
Adopted by the City Council of the City of Orono, Minnesota,
this 10 day of May , 1982.
