� � � �`�, A RESOLUTION APPROVING THE PLAT OF
WINTERS PLENTYWOOD
WHEREAS, the City of Orono, is a municipal corporation organized
and existing under the laws of the State of Minnesota; and
. WHEREAS, the` City Council of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe development
of land within the City; .and
WHEREAS, the City Council has considered the application for
a subdivision plat by Craig Winters, John Peters, Robert Gehrman and
Curtis Hagfors, the subdividors; and •
WHEREAS, the subdividers have completed all requirements of the
platting regulations of the City including: ,
Dedication of right-of-way for County Road 6.
Designation of wetland areas as defined by City Ordinance. "
• NOW, THEREFORE, BE IT RESOLVED that the City Council of the
City of Orono hereby approves the plat of WINTERS PLENTYWOOD, Hennepin
County, Minnesota; subject to the following conditions:
1) Lot l, Block 1 and Lot 2, Block 1 are approved as single
family rural residential lots fully conforming with the
current RR-lA zoning district requirements calling for at '
least 5 . 0 acres per lot.
2) Outlot A shall not be considered to be a separate building
site but is approved as an undersized remainder intended
to be legally combined for tax and zoning purposes with
the adjoining Curtis Hagfors residential property legally
described as Lot 6, Sharon Hills.
3) Outlot B shall not be considered to be a separate building
site but is approved as a landlocked parcel intended to be
legally combined for tax and zoning purposes with the
adjoining Robert Gehrman residential property legally
defined as Lots 2 and 3 (combined) , Sharon Hills . The
resulting combination of Lots 2 and 3 Sharon Hills plus
Outlot B, Winters Plentywood is one single family rural
residential lot that also fully conforms to all current
RR-lA zoning district requirements.

• 4) Approval of this plat does no.t preclude future resubdivision
of any parcel in accordance with all the regulations which
may be in effect at that time.
5) The aforesaid plat shall be filed with the Hennepin County
Recorder' s Office together with a certified original copy
� of this Resolution.
