• RESOLUTION OF THE CITY COUNCIL

• - • • A RESOLUTION APPROVING THE PLAT
'�-'.;�'`. :� OF NAVARRE WOODS
� WHEREAS, the City of Orono is a municipal corporation
organized and existing under the laws of the State of Minnesota; and
WHEREAS, -the City Council of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe development
of land within the City; and
WHEREAS, the City Council has considered the application for
a subdivision plat by David Myhre, Stev�n and Jean Woodrich, the '
subdividers; and
WHEREAS, the subdivision has been approved as meeting all
standards of the LR-1C zoning district finding that each lot is of a
size and configuration that will allow its use as a single family
residence to be located without the need of any setback variances; and
� WHEREAS, the subdivid.ers have completed all requirements of
• the platting regulations of the City, includings -
Payment to the City of a Park Dedication fee in the
amount of $440. 00.
Payment to the City for legal review and filing fees
in the amount of $75. 00.
NOW, THEREFORE BE IT RESOLVED that the City Council of the
City of Orono hereby approves the plat of NAVARRE WOODS, Hennepin
County, Minnesota; subject to_the following conditions:
1) Granting of a quit claim deed to the City for
public road purposes over the southwest corner
of Lot 2, as, legally described in said deed. •
• 2) Lotl,Block 1 is riparian to Lake Minnetonka.
3) Lot 2, Block 1 is not riparian to Lake Minnetonka,
and shall -be without dockage or access rights to
use of the shoreline in this plat.
4) The City Council does hereby approve joint use of
the existing driveway for ingress, egress and access
to both lots, subject to the recording of a private
driueway and access easement between the parties.
Nothing in this approval shall prevent the future
. development or use of individual driveways provided •
• they are located and built in conformace with all
applicable ordinances and regulations. �

5) The City Council hereby approves, but does not
require, continuance of sewer service for Lot 1
over, under and across Lot 2. Such approval
. shall be subject to the recording of a private
utility and sewer easement between the parties.
Sewer service for both lots shall be by means of
separate lines. All costs for connection,
reconnection, shall be borne by the property
• � owners and not by the City.
6) The aforesaid plat shall be filed by the City
of Orono with the Hennepin County Recorder' s
Office together with a certified original copy
of this Resolution.
