The property is located in the RR — 1B, One Family Rural Residential <br /> District, which requires a minimum lot area of 2.0 acres. The applicant's <br /> ' lot is 1.022 acres in area. <br /> . 3. The Planning Commission reviewed this application at a public hearing . <br /> held on May 17, 2004 and recommended approval of the lot area variance <br /> based on the following findings: <br /> a.
