NOTE: The law requires that the conditions set forth in the
following three items 14, 15, and 16 MUST be established

each statement wherein your case conforms to the requirements.
Difficulties of Hardship to Owner. Strict application of
the provisions of the Zoning Ordinance would result in
peculiar and practical difficulties or exceptional or undue
hardship upon the owner of the lot in developing or using
such lot in a manner customary and legally permissible
with;n the zoning district in which said lot is located.
Granting of the variance is necessary for the preservation
and enjoyment of a substantial property right of the appli-
::,pant and to alleviate demonstrable hardship or difficulty
and will not merely serve as a convenience to the applicant.

Exceptional Conditions or the Lot: 'rnere are special condi-
tions narrowness, shallowness or shape of a lot, exceptional
topographic or water conditions or other extraordinary and
exceptional conditions of such lot) applying to the structures
or land in question that are peculiar to the property involved
or immediately adjoining property and do not apply generally
to other land or structures in the district in which said land

within 150 feet of the boundaries of the property affected

18. An abstractors certified property certificate listing the
names and addresses of the owners of the land within 150 feet
of the boundaries of the affected property as those names
appear on the records of the County Auditor of Hennepin
County.
