SUBJECT: Division - Ray Anderson - 3245 Crystal Bay Road
C. Wi Liam Wolfe, 3255 Crystal Bay Road, is making application to
dividd ;:roperty owned by Ray Anderson located at 3245 Crystal Bay
Road, legally described as part of Lot 1, Block 2, Langdon Park,
Parcel 350. The purpose of the division is to split the lot in two
and combine one-half with property to the north owned by Mr. Wolfe
and property to the south owned by Floyd Sutter, 3235 Crystal Bay
Road.
This lot was approved as a building :at it 1967 due to the fact it
was in single separate ownership, but was :o small to be an ideal
building lot. I think this is an ideal ci;positiorâ–º of the lot,
enhancing the vaiue of the adjacent properties which are also to
small --in fact, the lot owned by Mr. Wolfe was in for a garage
setback variance in 1968, which would not be required if Mr. Wolfe
owned one-half of the Anderson property.
Mr. Wolfe will bring his application and preliminary in Monday. In
the meanwhile, I am enclosing a copy of the plat end drawing the
proposed line in for Planning Commission members' study.
