Dear Mr. Scheller:
Please find enclosed herewith the application for the
subdivision of Lot 26, and the South 50 feet of Lot 27,
Coffee Addition, to Shadywood, Hennepin County, Minnesota.
Attached to the application is a survey setting forth the
proposed subdivision. It is proposed that two separate
direct and legal lots be created and that the Northerly 38
feet of Lot 27 be a separate parcel. You will note that the
aforementioned is described as Parcel 1, 2, and 3 on the
enclosed survey. The sole purpose of having Parcel 3 be
less than legal size is that there are at least two Prospect
purchasers who ar-e__sic-s-irous of buvincf this small parcel of
land which contains at -the present e a lar a aarggft and horse
kala. The garage and barn would serve no useful purpose
whatsoever for subsequent purchasers to Parcel 1 and 2.
I believe you will find this a reasonable and logical
division and respectfully request your immediate attention in
processing of same. Please advise the undersigned as legal
counsel for the owner as to the time and place of any and
all hearings in reference to this matter.
