WILL BE PROVIDED TO VACANT PROPSRTY LOCATED
� ON KEENE AVENUE �CIJONN AS IATS 6, 7, AND 8,
BLOCK 16, MINNETONRA� BLUP'FS
WHEREAS , the City of Orono is a municipal corporation organized
and existing under the laws of the State of Minnesota; and
WHEREAS , Sewer Project 80-1 was initiated by the City to solve
existing on-site sewage treatment problems in the Minnetonka Bluffs-West
Ferndale area, within whieh Lots 6, 7, and 8, Block 16 , Minnetonka Bluffs,
are located; and
WHEREAS, the aforementioned lots 6, 7, and 8 are legally
co:nbined for tax purposes into a single parcel, legally described as:
PINS� 02-117-23 31 0042 Lots 6, 7, and 8 including adjacent
1/2 of vacated a11ey, Block 16, Minnetonka Bluffs; and
-- WHEREAS , said parcel is under single separate ownership not
owned in common with any other abutting or nearby properties; and____
WHEREAS,- a11 adjacent lots are occupied; and _
WHEREAS , t�h.e total dry land area of the parcel is approximately
0. 52 acres, as compared to the existing zoning regulation requiring 2 . 0
acres per buildable site; and
WHEREAS, said parcel is not buildable without one or more
variances from the existing zoning code; and
WHEREAS, construction of a si.ngle family residence on the parcel
if done according to �all �oning performance standards, would not be contra
to the intent of the Community Management Plan; and
WHEREAS, failure to provide sewer service would make the parcel
unbuildable because�of insufficient room to provide far house, well, and
primary and future septic system drainfield; and
WHEREAS, sewer will be available in the street or right-of-way
adjacent to the property upon ccxapletion� of sati+�er profect 80-1,

service will be provided to the prope���, hove�rez. g��ovi$ing this sewer
service does not in 1'�SE�� ��nstatute c��ran�ing o� auy zoning vari�nces
which may be required no�a or in th� future to �ae�ranit constguctian o� the
lot �ahich variances if applied for sha11 be reviewe� cm their owt� merits
a:�d �ircumstances at that tim�.
