Poet Office Boa 66•Crystal Bay, Minnesota 55TL3•Municipal OQr,r On the North Shore of Lake Minnetonka RE: Properties on t:avarre Lane/Hillside Place Dear Mr. Palmer: Public Works Director John Gerhardson recently sent yc,,) a letter regarding the City's position on upgrading of Hillside Place in relation to the development of Lots 44-47, "Wallace's Addition to Minnetonka Beach". I believe you also have a letter dated July 26, 1988 addressed to Del Wasser of Chestnut Realty. This letter is to update specific points of that 1908 letter. Lots 44-47 total approximately 0.98 acres in area, located in the LR -1C zone, requiring 0.5 acre area and 100' width for a buildable lot. The Zoning Code allows utilization of an existinc* lot for single family detached dwelling purposes if the area and width of the lot are within 803 of the zoning district requirements. Lct 44 on its own contains more than 908 of 1/2 acre, but does not -meet 808 of the 100' required lot width. By adding Lots 44 and 45 together, *he widt: requirement is met, but this leaves the combination of Lots 46 and 47 less than the required 0.5 a--.� area.
