An accessory structure on this size property is limited to 1000 SF total. Because this is a lakeshore lot an accessory building located between the street and the house must meet the required principal structure setback(for this properly it is 30 feet). The general setback requirements are based on the size of the building and the breakdown is: 10'side and rear setbacks if it is less than 750 SF; between 750 and 1000 SF it must be at least 15'from side and rear; and over 1000 SF is principal structure setbacks (not allowed on this property). If the building proposed is to be a garage for vehicles there are additional setback standards which allow the structure to be as close as 10 or 15'from the road if the doors face away from the street. There is a 35-foot City setback requirement from the pond which shows up on my map as a wetland. We would require a wetland delineation to verify the edge for setback purposes. Hardcover is limited to 25% (based on the area is 18,414.9 SF); structural coverage is limited to 15% (based on the area is 11,048.9 SF). I'll call you about 2655 NSD.
