Subject: Review of Grading Plan for 1595 Bohns Point Road (A 11305)
Please review the attached grading plan for a new house.
There is a small error in the location of the 75 foot line that might require a slight
reduction in hardcover. But it should not change the grading as they can narrow the
driveway or reduce the size of the terrace.
The surveyor was told to show easements but did not get all of them, so I noted the
missing ones from the plat. I've sketched in the location of the platted lot line. I can't
easily locate anything on the lot line rearrangement to know if the drainage and utility
easements were relocated to follow the new lot line. Let me know if you need that
information.

Before the building official review building plans planning staff reviews building permit
applications for zoning code compliance. We are unable to complete this review
because the following information needs to be added to the survey:
1. Existing drainage and utility easements
2. The wetland, the wetland buffer (16.5'), and the buffer setback (20'). (I have
been told the delineation is about complete.)
3. The elevation of the first (main) floor of the house and the garage.
4. Complete topographic information for 50 feet into adjoining properties.
5. Top and bottom elevations for the retaining walls.
The survey has not been sent to the City Engineer for review of the grading plan. He
usually will not approve grading within 5' of the lot line unless it is to create a swale.
Please submit three copies of the revised survey. I also need a one copy of the survey
showing only the existing house, the existing grades and the proposed house.

Dear Evelyn:
We have reviewed the plans for 1595 Bohns Point Road, dated 8-28-07. We have the following comments with
regards to engineering matters:
• It appears an existing 944 contour line is missing along the north lot line. The plans show two
proposed 944 contour lines tying into the same existing 944 contour. The grading should be revised in
this area to resolve this issue.
• A swale should be graded along the western half of the north lot line to contain all drainage on the
subject property.
• A portion of the driveway is shown to have a slope of approximately 4:1. The driveway grades should
be revised such that they do not exceed 10%.
• The proposed slopes exceed the maximum allowable slope of 3:1 to the south and west of the proposed
terrace. The grading should be revised in this area such that slopes do not exceed 3:1.
• It appears that the grading along the south side of the terrace will route water towards the house. The
grading should be revised in this area such that drainage is routed away from the house.
• The proposed driveway grades near the proposed garages appear to be relatively flat. More detailed
information, such as spot elevations, should be provided in this area to indicate that there will be
adequate drainage away from the house and garage.
• Engineered design and details should be submitted for all retaining walls over 4' in height.
• The proposed retaining wall elevations for both walls do not match the proposed contours. The plans
should be revised such that the wall elevations are in agreement with the adjacent grading.
