In the description, you suggest there is potential to subdivide the property into three lots. Unfortunately, that information is not accurate. I’m reaching out so you cancorrect your listing and hopefully avoid frustration from buyers when inquiring with the City. The property is located within our LR-1C, zoning district. This district requires a minimum of ½ acre in area and 100 feet of width per lot. According to Hennepin County, the property is just shy of half an acre and is approximately 150 feet wide. It would not be approved for a subdivision. Additionally, the property is subject to 20% building coverage (all building footprints), and a 30% limitation on hardcover. The setbacks for the LR-1C district are pasted below. If you have any questions or want to discuss the redevelopment of the single lot, please reach out. Thank you,Melanie Sec. 78-350.
