AN ORDINANCE
AMENDING THE ORONO,MINNESOTA, CITY CODE
AND AMENDING THE OFFICIAL ZONING MAP
BY REZONING PORTIONS OF PROPERTIES AT 75 AND 85
FERNDALE GREEN AND OUTLOT A FAIRWAY HILLS ADDITION
FILE #09-3397
WHEREAS, the City of Orono is a municipal corporation organized and existing
under the laws of the State of Minnesota; and
WHEREAS,within the Ferndale Green neighborhood in the City of Orono zoning
district lines do not follow property lines, causing three properties to have two zonings; and
WHEREAS,none of these three properties with two zonings could be subdivided
into conforming lots along the zoning district boundaries; and
WHEREAS, the Orono Planning Commission initiated a rezoning so each parcel
would have only one zoning; and
WHEREAS, after due published notice and mailed notice in accordance with
Minnesota Statutes and the Orono Code,the Orono Planning Commission held a public hearing on
February 17, 2009 at which times all persons desiring to be heard concerning the rezoning were
given the opportunity to speak thereon; and
WHEREAS,on February 17,2009,the Orono Planning Commission by a vote of 5
to 0 recommended approval of the rezoning.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ORONO
DOES HEREBY ORDAIN:
Section 1. The Orono,Minnesota, City Code is amended by amending the official zoning map
and zoning district boundaries for the land in Hennepin County, Minnesota described as follows:
That part Lot 2 Block 1 Fairway Hills Addition lying Southerly of a line
bearing North 83 degrees 40 minutes 48 seconds West from a point on the East line of said
Lot 2 distant 415.23 feet South along said East line from the most Northerly corner of said
Lot 2. For the purpose of this description the East line of said Lot 2 bears South 0 degrees 00
minutes 00 seconds East as shown on said plat.

Outlot A Fairway Hills Addition,
Said land is hereby rezoned from RR-1B One Family Rural Residential District and R-lA One
Family Residential District to R-lA One Family Residential District.
Section 4. This ordinance shall be effective upon approval and publication. �
Adopted by the City Council of the City of Orono,Minnesota at a regular meeting held on the 9th day
of March, 2009, by a vote of J�ayes and�_nays.
