AN ORDINANCE AMENDING THE MUNICIPAL CODE OF ORONO
AND AMENDING THE OFFICIAL ZONING MAP
BY REZONING PORTIONS OF PROPERTIES WITHIN THE BLOCK BOUNDED BY
SHADYWOOD ROAD, SHORELINE DRIVE, KELLY AVENUE
AND LYDIARD AVENUE

WHEREAS, the City of Orono is a municipal corporation organized and existing
under the laws of the State of Minnesota; and
WHEREAS,within the block bounded by Shadywood Road,Shoreline Drive,Kelly
Avenue and Lydiard Avenue in the City of Orono zoning district lines do not follow property lines,
causing six properties to have two zonings; and
WHEREAS,none of these six properties with two zonings could be subdivided into
conforming lots along the zoning district boundaries; and
WHEREAS, the Orono Planning Commission initiated a rezoning so each parcel
would have only one zoning; and
WHEREAS, after due published notice and mailed notice in accordance with
Minnesota Statutes and the City of Orono Zoning and Planning Codes, the Orono Planning
Commission held a public hearing on June 16,2008 at which times all persons desiring to be heard
concerning the rezoning were given the opportunity to speak thereon; and
WHEREAS,on June 16,2008,the Orono Planning Commission by a vote of 5 to 0
recommended approval of the rezoning.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ORONO
DOES HEREBY ORDAIN:
Section 1. The Municipal Code of Orono is amended by amending the official zoning map and
zoning district boundaries for the properties described as follows:
Tract C, R.L.S. No. 88 and Lot 2, Block 1, Orono Hills, all in Hennepin County,
Minnesota
Said properties are hereby rezoned from LR-1B One family lakeshore residential and B-4 Office and
professional business district to LR-1B One family lakeshore residential.

Section 2. The Municipal Code of Orono is amended by amending the official zoning map and
zoning district boundaries for the properties described as follows:
Lot 1, Block 1, Orono Hills,Hennepin County, Minnesota
and
All that part of Lot 2 Block 4, Townsite of Langdon Park, Hennepin County,
Minnesota, described as follows: Beginning at a point on the Northeasterly line of
said Lot 2,328.17 feet Southeasterly from the Northeast corner of Lot 1, said
Addition; thence Southwesterly 300 feet to a point which is 242.87 feet from a point
which is 234 feet South and 100 feet East of the Northwest corner of said Lot 1,
measured parallel with the West and North lines of said Lot 1 respectively; thence
Southeasterly in a line with a point in the Southwesterly line of Lot 3 in said Block
4,which is 300 feet Southwesterly from the most Northerly corner thereof, a
distance of 61.36 feet; thence Northeasterly to a point in the Northeasterly line of
said Lot 2 60 feet from the point of beginning measured along said northeasterly
line; thence Northwesterly along the Northeasterly line of said Lot 2 to the point of
beginning.
and
All that part of Lots 2 and 4,Block 4,Townsite of Langdon Park, described as
follows: Beginning at a point on the Northeasterly line of said Lot 2,328.17 feet
Southeasterly from the Northeast corner of Lot 1, said Addition; thence
Southwesterly 300 feet to a point which is 242.87 feet from a point which is 234 feet
South and 100 feet East of the Northwest corner of said Lot 1, measured parallel
with the West and North lines of said Lot 1 respectively; thence Southeasterly in a
line with a point in the Southwesterly line of Lot 3, which is 300 feet Southwesterly
from the most Easterly corner thereof, a distance of 199.06 feet; thence
Northeasterly to a point in the Northeasterly line of said Lot 3, distance 200 feet
from the point of beginning measured along said northeasterly lines of said Lots 2
and 3; thence Northwesterly along the Northeasterly lines to the point of beginning.
EXCEPTING therefrom that part of said Lot 2 described as follows: All that part of
Lot 2 Block 4,Townsite of Langdon Park, described as follows: Beginning at a point
on the Northeasterly line of said Lot 2,328.17 feet Southeasterly from the Northeast
corner of Lot 1, said Addition; thence Southwesterly 300 feet to a point which is
242.87 feet from a point which is 234 feet South and 100 feet East of the Northwest
corner of said Lot 1, measured parallel with the West and North lines of said Lot 1
respectively; thence Southeasterly in a line with a point in the Southwesterly line of
Lot 3 in said Block 4,which is 300 feet Southwesterly from the most Northerly
corner thereof, a distance of 61.36 feet; thence Northeasterly to a point in the
Northeasterly line of said Lot 2 60 feet from the point of beginning measured along
said northeasterly line; thence Northwesterly along the Northeasterly line of said
Lot 2 to the point of beginning.

Said properties are hereby rezoned from B-4 Office and professional business district and LR-1B
One family lakeshore residential and to B-4 Office and professional business district.
Section 3. The Municipal Code of Orono is amended by amending the official zoning map and
zoning district boundaries for the property described as follows:
Tract D, R.L.S. No. 1422,Hennepin County, Minnesota
Said property is hereby rezoned from B-3 Shopping center business district and LR-1B One family
lakeshore residential to B-3 Shopping center business district.
Section 4. This ordinance shall be effective upon approval and publication.
Adopted by the City Council of the City of Orono, Minnesota at a regular meeting held on the 14th
day of July, 2008 by a vote of 5 ayes and 0 nays.
