Flaming Comnission indicated objection to request as proposal would result in another extremely substandard site on Lots 6 and 7. Suggested applicant attenpt purchasing Lots 6 and 7 to conbine with Lots 8, 9 and 10 as one building site. Lots 6 and 7 would be tax forfeited sometime in June. An attorney representing Waconia Homes (owner of Lots 1 thru 5) arrived later. Indicated Waco^a Homes interest in purchasing Lots 6 and 7 to conbine with Lots 1 thiu 5 as two building sites. Planning Commission indicated their preference of utilizing the entire blodc (Lots 1 thiu 10) as two building sites only regard­ less of vbat lot rearrangement was negotiated. Ihe Planning Comnission also informed the Doerfler*s and Waconia Homes representa­ tive their desire for prospective owner of Lots 6 and 7 provide access easement to Lucille Olson property on County Road #19 to eliminate hazardous approach onto County Road. Planning Gonmission suggested rearrangement of three vacant lots for two building sites as all three lots are substandard and all have additional land available. Mr. Thompscr. objected. Our ordinance requires a minimun of 3 acres for one animal unit in a 2-acre zone, and one additional acre for each animal mit thereafter. The subject parcel of 5 acres would be large enough for 3 animal units, so I see no problem here. I have suggested the applicant obtain statements of no objection from the imnediate neighbors. Thus far Mr. Strong has not indicated whether or not his plans include a bam or stable. He has been infoxmed of the 150* minimum setback requirement. Ihe alley shown on the said plat, lying between Forest Arms Lane and Forest Lake Drive shall be eliminated and changed to a 20 foot easement. 2.The two lots lying immediately northwest of Lot 8, Block 3, of the said plat (which lots are outside of the final plat to Addition but are inside of the preliminary plat previously approved) shall, when the area including such lots is platted as Addition §2^ Forest Arms Country Club Addition, be reserved for park purposes and general access to the Lake, upon some basis to be agreed upon at that time between the platter and the Village Council. 3.The following street inprovement specifications shall apply throughout Fbrest Arms Country Club Addition #1: A.All residential streets shall be graded providing a roadway width--of. 30 feet> with the centerline grade:::— 5 inches above the grade on each side of said roadway.^ • B.All streets shall first be graded 8 inches below the., finished grade to provide for 7 inches of gravel base. 100$ passing a ij inch sieve size. All material sub> lect to the approval of the Street Commissioner of the Village of Qrono. C.After suitable compaction is attained a bituminous surface 30 feet in width and a 1^ inch compacted depth shall be applied to all streets and alleys in said plat. All material used in the bituminous surface shall be in accordance with the Hennepin County specifications and shall be done under the direct s^pervisicm of the Village Street Commissioner.
