CITY OF ORONO NOTICE OF MEETING RECONVENED 1994 BOARD OF REVIEW NOTICE is hereby given that the 1994 Board of Review will reconvene at 7.00 p.m., Monday. May 9, 1994, in the Orono Council Chambers, 2750 Kelley Parkway. The purpose of this meeting is for Council to act upon appraisal reports from the City Assessor as duocted by the Council at the April 28, 1994 Board of Review meeting. My inspection was aadc with the intention of providing you with my opinion as to current market value of the home. This letter is not a formal appraisal, but rather an expression of my opinion based on my inspection and study of current market conditions that effect the value of the property in question. Based on ay research and 20 years experience as a realtor, it is ay opinion the current market value is in a range of $134,000 to 1136,000. No.: 07-117-23-12-0002 Dear Sirs: Originally I planned to attend the Local Board of Review meeting at Orono at 7:00 o’clock p.m. this evening. However, unexpected business has made it impossible for me to attend that meeting in a timely fashion, and I am fearful that the meeting will be ccanpleted by the time I arrive. I do wish to appeal the tax evaluation for my property. Although my property abuts two more valuable parcels, it is extremely unrealistic to believe that I could receive the market value currently attached to my property. As a real estate broker generally familiar with prices for real estate in the Lake Minnetonka area, and I am familiar with each of my neighbors salesprices. I know that Mr. and Mrs. David J. Hawkins recently sold their property (my neighbor to the west) for $310,000.00 and I know that my neighbor to the south, Mr. and Mrs. Robert Wadde, have not only placed their Parade of Homes mansion on the market for a price in excess of $1.5 million but they are also selling vacant lots do%m the block for considerably more than my house is worth. I purchased my hcxne in 1977 for $70,000.00 and made $5,000.00 worth of improvements before I moved into the home. Thereafter, my improvements have been limited to the repair of my roof, and a conversion from oil to gas heat. (My furnace is still the original one put in the house when Orono City Assessor April 28, 1994 Page 2 it was built in 1960 or 1961.) Since I now occupy the hcane alone and %rork approximately 10-14 hours per day, 7 days per week, I have very little time to spend doing home repairs. Virtually everything in the house is in need of repair and/or replacement. The condition of the property not only causes me a certain degree of embarrassment but also leads me to believe that no one from your office has inspected it since the last time I protested my taxes. I realize that the fact that this home is on Lake Minnetonka gives it considerably more value than if it was located elsewhere. However, when I moved into the home it had 375 feet of lakeshore and my children could plsy football between a willow tree near a point of my property and the then-existing shore line. I obtained a permit to repair the shorelin*^ and solicited estimates which varied between $25,000 - $50,000! Needless to say, I declined to invest that kind of money and my shoreline has eroded every year since then. Today, what is left of that willow tree is several feet from shore. Even the estimates to patch up the yard are in the $10,000 - $12,000 range! A quick inspection will reveal that the home is badly in need of repair. But, I believe an inspection by your office will confirm the fact that the estimated market value which has been suggested for 1994 is far out of line.
