Hi Beth,
You had called a few weeks back about a site wondering if it had wetlands. I visited the site on Friday, and I think that
there may be some wetland fringe on the creek.There is a plateau next to the creek near the culvert,that I think may be
wetland. It is very possible that it would not delineate as wetland, but I cannot say with confidence that it is not wetland.
It does meet 2 of the 3 wetland characteristics (I did not dig a soil pit, so I don't know about the 3rd), but I am not sure if
it would be delineated as part of the stream or as wetland fringe. So,when you build on the lot you have two options.
1. Get a wetland delineation which will either determine that there is not a wetland on site, or will determine the
boundary and type of the wetland. Delineations are typically a couple thousand dollars.
2. Set a wetland buffer based on the top of the slope down to the creek.To do that, we would measure 25 feet
from the top of the slope and then set the buffer at that location.You would lose more of your yard that way,
but you would not need a delineation.
For your reference, wetlands buffers must be vegetated, and you may keep the existing vegetation,you just may not
mow or fertilize it. If you disturb the buffer,then it would need to revegetated with native vegetation.
